About The Position

The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks. This role involves managing a maintenance team, assisting in employee evaluations, interviewing, hiring, orienting, and training new hires. The supervisor oversees the "Make Ready" process, handles work orders for resident requests and routine upkeep, and inspects work performed by team members and contractors to ensure quality and adherence to standards. They also manage inventory, assist in budget development, support cost-saving initiatives, stay updated on industry changes, and complete monthly preventative maintenance procedures. A key aspect of the role is demonstrating excellent customer service skills in all interactions and ensuring the safety, cleanliness, and appeal of the property. This includes reporting any issues and ensuring compliance with safety regulations and company standards. The role also involves resolving customer complaints and performing other assigned duties.

Requirements

High School Diploma or GED Equivalent.
Working knowledge of OSHA standards and MSDS regulations.
1 - 3 Years Supervisor Experience Proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members.
1 - 3 Years Management Experience.
Communication and Delivery Skills with ability to connect to people at all levels.
Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes.
Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
Current Valid Driver's License
EPA certifications Type I and II or Universal for refrigerant recycling
A valid Certified Pool Operator or a Certified Spa and Pool Operator certificate
All certifications required by State and Local jurisdictions.
Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat.
Intermittently required to sit and perform keyboard work.

Nice To Haves

Technical degree is preferred.
2-3 years of apartment maintenance experience or equivalent.

Responsibilities

Manages maintenance team and assists in employee evaluations.
Interview, hire, orient, and train new hires.
Oversees all aspects of the “Make Ready” process from beginning to end in accordance with the company policies and procedures.
Assists with and completes work orders generated from resident requests for service, as well as routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
Periodically inspects work performed by other service team members in person to assess effectiveness of policies and procedures and develop corrective action plans as needed.
Periodically inspects work performed by contractors, vendors and other service providers to verify the work.
Ensures materials and services meet quality standards, scope and specifications as required.
Maintains adequate inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools as needed to stay within budgetary guidelines.
Assists Community Manager in developing the budget for maintenance and capital expenses.
Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
Keep informed of changes in technology and industry standards.
Completes monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
Demonstrates customer service skills by all interactions with Employees, Residents, Clients, and Vendors.
Responsible for safety, cleanliness, and general appearance and appeal of property, and reporting any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents.
Ensures property maintenance team complies with Company’s standards regarding service requests.
Conducts regularly scheduled RangeWater safety meetings, documentation required is up to date, inspections as needed and other safety related laws and requirements to ensure property compliance.
Completes monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
Resolve customer complaints and issues.
Other duties as assigned.
