About The Position

The Maintenance Supervisor will be responsible for maintaining operations of an assigned apartment community, including organization of service requests, preventative maintenance program, compliance with safety standards and customer service. The ideal candidate will have the ability to lead the maintenance team with a resident-focused attitude and team player mentality.

Requirements

  • High school diploma or equivalent required
  • 2+ years of maintenance supervisory experience required
  • EPA certification Type II Required
  • Must live within 30 miles of the assigned property
  • A valid driver's license and current automobile insurance is required
  • Position requires individuals to furnish their own reliable vehicle
  • Other licenses and certifications as required by local, state or federal law
  • Basic hand tools (not provided by community)
  • Ability to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment
  • Ability to diagnose problems with and repair major appliances
  • Ability to diagnose problems with and repair HVAC
  • Ability to diagnose problems with and repair intermediate plumbing
  • Ability to diagnose problems with and repair intermediate electrical (when no license required)
  • Ability to diagnose problems with and repair sheetrock
  • Ability to diagnose problems with and repair general carpentry
  • Ability to diagnose problems with and repair pool care (if required by community)
  • Ability to diagnose problems with and repair roofs and gutters
  • Ability to diagnose problems with and repair painting
  • Ability to diagnose problems with and repair general irrigation maintenance and repairs
  • Ability to diagnose problems with and repair landscaping
  • Ability to diagnose problems with and repair fountain maintenance and repairs
  • Ability to diagnose problems with and repair foundation/sidewalk repairs
  • Ability to diagnose problems with and repair ice/snow removal
  • Ability to diagnose problems with and repair golf carts and small engine maintenance

Nice To Haves

  • Experience in the multifamily industry highly preferred
  • CPO preferred

Responsibilities

  • Performing hands-on repairs/maintenance work (60-70% of time)
  • Supervising associates and outside contractors
  • Performing general management functions
  • Assisting Property Manager in managing customer service program
  • Prioritizing and assigning service requests to maintenance team
  • Monitoring daily completion of service requests and following up on outstanding items
  • Assisting in the completion of service requests as necessary
  • Inspecting grounds, buildings, and other community features daily
  • Maintaining a preventative maintenance program
  • Identifying and implementing energy-saving measures
  • Managing maintenance supply inventory while adhering to budget guidelines
  • Maintaining a well-organized and properly stocked maintenance shop
  • Maintaining hazard communications program; Teaching and promoting safe work practices
  • Participating in monthly unit inspections
  • Assisting residents with the move-in/move-out process
  • Responsible for key control program
  • Scheduling and directing workers in performance of all maintenance/repairs related to turn events
  • Supervising all vendors and contractors throughout the turn process
  • Supervising maintenance team in preparing vacant units for marketing
  • Directing workers in performance of scheduled maintenance on all equipment
  • Addressing resident and employee concerns and resolving issues
  • Assisting with the general upkeep and cleaning of office, common areas and model
  • Maintaining accurate records
  • Working with National Facilities Director to obtain bids for capital improvements
  • Working with Property Manager to maximize performance of property within budget guidelines
