About The Position

We’re looking for a talented Maintenance Supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property. This role ensures the property is compliant with Avenue5 policies and standards, as well as all local, state, and federal regulations. The Maintenance Supervisor is responsible for ensuring compliance with the company risk management program and has financial responsibilities for contributing towards and adhering to the property budget. This position involves working with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards, are met. The role requires responding to maintenance-related issues in a timely manner while maintaining a professional demeanor, performing various maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance. Additionally, the supervisor will perform general carpentry duties, various proactive preventative maintenance tasks, and ensure work order systems accuracy. Daily inspections of property grounds, buildings, and common area amenities are crucial for maintaining safety and cleanliness. The role also involves overseeing and assisting with property emergencies, promptly communicating maintenance issues, promoting safety and risk management, monitoring on-call maintenance assignments, and participating in the on-call rotation. Fostering customer satisfaction through high standards of cleanliness and curb appeal, and interacting courteously with residents are key. The supervisor will conduct pre-move-in and post-move-out apartment inspections, ensure timely unit turns, act as a mentor to the maintenance team, and maintain a professional appearance. Responsibilities include administering the company risk management program, completing special projects, soliciting and monitoring suppliers and contractors, and ensuring maintenance costs remain within budget. Other duties may be assigned by property leadership.

Requirements

  • High school diploma or equivalent is required.
  • At least three years of experience in the property management industry or directly related field.
  • Possess general maintenance and carpentry skills.
  • Must maintain a valid driver’s license, clean driving record and current auto insurance.
  • Ability to read, write and understand English.
  • Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key track system.
  • Excellent customer service and interpersonal skills with the ability to relate to others.
  • Strong organizational and time-management skills.
  • Ability to multi-task.
  • Ability to perform basic mathematical functions.
  • Ability to cope with and defuse situations involving angry or difficult people.
  • Ability to maintain confidentiality.
  • Must maintain professional appearance and comply with prescribed uniform policy.
  • Must comply with all safety requirements.
  • Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.

Responsibilities

  • Oversee day-to-day maintenance operations and physical upkeep of the assigned property.
  • Ensure property compliance with Avenue5 policies, standards, and all local, state, and federal regulations.
  • Ensure compliance with the company risk management program.
  • Contribute to and adhere to the property budget, managing maintenance costs.
  • Work with the maintenance team to ensure daily maintenance tasks, service requests, and unit make-ready standards are met.
  • Review and track progress of service requests and identify chronic maintenance issues.
  • Respond to maintenance-related issues in a timely manner while maintaining a professional demeanor.
  • Perform various maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance.
  • Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
  • Perform proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator, and more.
  • Ensure work order systems accuracy by verifying all orders are completed in a timely manner to company standards and resident satisfaction.
  • Conduct daily inspections of property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and identify issues.
  • Oversee and assist with management of property emergencies, such as snow, inclement weather, fires, and floods.
  • Promptly communicate with the maintenance supervisor and property manager concerning all maintenance issues.
  • Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
  • Monitor response times for emergency on-call/after-hours maintenance assignments and address issues as needed.
  • Participate in on-call rotation as necessary.
  • Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal.
  • Interact courteously and professionally with current and potential residents.
  • Foster a positive, active, and collaborative relationship with residents, other properties, and associated agencies.
  • Conduct pre-move-in and post-move-out apartment inspections and ensure timely completion of quality unit turns.
  • Act as a mentor to the maintenance team.
  • Maintain a professional demeanor and appearance, promoting the same to the entire team.
  • Complete special projects as assigned by maintenance supervisor and/or property manager.
  • Solicit suppliers and contractors when work is necessary and monitor their compliance with company policy.
  • Collaborate with the property manager to ensure the team and property are compliant with company, ownership, state, and federal policies and standards.
  • Walk property weekly with property leadership to collaborate on property challenges and operations.
  • Provide input on expenses for future budgets.
  • Perform other duties as assigned by property leadership.
