About The Position

The Maintenance Supervisor is responsible for directly supervising maintenance staff at all properties. This role carries out supervisory responsibilities in accordance with the organization's policies and applicable laws, including interviewing, hiring, training, planning, assigning and directing work, appraising performance, rewarding and disciplining employees, and addressing complaints and resolving problems. The position also involves completing service requests within 24 hours, participating in community improvement and preventative maintenance programs, and performing various maintenance and repair tasks including electrical, plumbing, HVAC, appliance repair, and general property upkeep. The supervisor is also responsible for inventory management, ensuring compliance with EPA and OSHA regulations, vendor interaction, and maintaining a courteous demeanor with residents and staff. Availability for 24-hour emergency maintenance calls is required.

Requirements

High school diploma or general education degree (GED).
Three years related experience in apartment maintenance or related field.
Up-to-date EPA Universal and HVAC Certification required from an approved and licensed authority.
Ability to operate standard maintenance equipment in a proper and safe manner.

Responsibilities

Completes service requests within 24 hours.
Participates in an ongoing community improvement plan and preventative maintenance program.
Diagnoses and performs maintenance/repair on electrical and plumbing systems, A/C and heating systems, appliances, stairs, gates, fences, patios, railings, roofing, gutters, tile, carpet, flooring, walls, ceiling fans, interior/exterior lights, shutters, doors, cabinets, windows, sliding glass doors, water heaters, boilers, door deadbolts, hardware, mailboxes, locks, ceiling leaks, water irrigation systems, pool areas, tile, Jacuzzi, and pool furniture.
Maintains proper levels of inventory and orders maintenance supplies as needed with Property Manager’s approval.
Responsible for the thorough knowledge, implementation, training and enforcement of pertinent laws and EPA and OSHA regulations governing proper use, storage, and management of hazardous materials.
Ensures preventative maintenance is performed on a timely basis and is planned in a proactive manner, and schedules are followed.
Obtains bids and interacts with vendors.
Remains knowledgeable of competitive pricing of supplies and services.
Maintains courteous and helpful demeanor with residents, prospective residents, co-workers, vendors, etc.
Must be available and willing to answer 24-hour maintenance emergency calls.
Ability to operate standard maintenance equipment in a proper and safe manner.
