About The Position

Along with the Community Manager, the Maintenance Supervisor is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance and construction or rehabilitation projects for an apartment community. Responsible for walking and accepting units from construction, maintaining adequate inventory of supplies for repairs and monthly maintenance budget monitoring. Must be flexible and able to work varied schedule, including weekends and some holidays as required.

Requirements

  • Proficiency with maintenance tools and equipment (HVAC, plumbing, electrical systems, appliances, etc.)
  • Strong troubleshooting and decision-making skills
  • Ability to prioritize tasks, manage stress, and multitask
  • Excellent communication and customer service skills
  • Detail-oriented, professional, and capable of working independently
  • Previous supervisory experience is required.
  • Must be able to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliances, pool and spa equipment and other systems on community (gates, phone jacks, irrigation systems, etc.).
  • Must have a valid driver’s license or means of immediate transportation to provide service calls.
  • High School Diploma or equivalent required
  • Minimum of 5 years general maintenance experience and/or at least 1-year multi-family, industrial or institutional Service Request experience.
  • Freon Recovery Certification Type I and II, or Universal.
  • Must have training in compressor diagnosis, appliance repair, etc.
  • Must have certifications/permits required by city or state to perform job responsibilities (i.e., pool operations, maintenance, electrical, plumbing, HVAC, etc.).
  • Painting experience.
  • Ability to generate reports, business correspondence.
  • Effectively present information and respond to questions from clients, customers, and the general public.
  • Must possess the ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, write reports, etc.
  • Must be able to apply common sense understanding and carry out instructions and plans furnished written and verbally.
  • Frequent standing, walking, bending, lifting (50+ lbs), climbing ladders/roofs
  • Use of tools and small equipment requiring manual dexterity
  • Exposure to outdoor conditions and moderate noise
  • Must use safety equipment and follow safety procedures

Nice To Haves

  • Construction experience preferred.
  • some college or trade school preferred.
  • Certified Apartment Service Technician (CAMT) preferred.
  • Certifications in boilers, plumbing, HVAC (basic and advanced), journeyman license, use of fire extinguisher and first aid preferred.

Responsibilities

  • Supervise, schedule, and perform maintenance activities with staff
  • Coordinate with office team on inspections, move-ins/outs, and reports
  • Plan weekly make-ready and service request schedules
  • Assign tasks, monitor progress, and ensure quality completion
  • Provide feedback on staff performance and assist with hiring/training
  • Respond to service requests, prioritize emergencies, and reduce callbacks
  • Coordinate vendor work and warranty repairs
  • Prepare vacant units for occupancy, including inspections and cleanouts
  • Identify and resolve recurring maintenance issues
  • Conduct daily property inspections for hazards and needed repairs
  • Perform and schedule preventive maintenance
  • Maintain maintenance budgets and order supplies (with approval for major costs)
  • Train staff in safety, technical skills, and career development
  • Ensure work area cleanliness and organization
  • Respond to emergencies (weather, fire, flood, etc.)
  • Manage vendors, contracts, and quality control
  • Assist other properties if needed
  • Perform any and all other duties as requested or assigned by your supervisor / manager.
