Join our team at Newbury Flats and make a difference! We're seeking a skilled and dedicated Maintenance Supervisor to help preserve the beauty and functionality of our property. In this role, you'll ensure residents enjoy a comfortable, well-maintained community while leading the maintenance, custodial, and grounds teams.

Requirements

High school diploma or GED, plus 3–5 years of related experience/training, or an equivalent combination of education and experience
Valid driver's license with the ability to drive to daily activities
Experience managing a diverse workforce; ability to manage conflict, provide direction, and drive results through staff performance management
Ability to read and interpret safety rules, operating/maintenance instructions, and procedure manuals; ability to write routine reports and correspondence
Ability to communicate effectively with customers one-on-one or in groups
Ability to apply common sense to carry out detailed instructions and resolve standardized problems involving a few concrete variables
HVAC certification required
Ability to frequently sit, stoop, kneel, crouch, or crawl; frequently lift/move up to 50 lbs and occasionally over 100 lbs; ability to climb ladders

Responsibilities

Manage inventory, ordering, and delivery of supplies and equipment for maintenance, custodial, and grounds teams, under the direction and approval of the Property Manager
Respond promptly to work order requests, make-readies, and related tasks
Schedule and perform preventative maintenance
Ensure OSHA standards and company safety policies are followed at all times
Fulfill on-call responsibilities
Schedule and directly supervise all in-house and/or vendor work
Schedule product review appointments to avoid "drop-in" sales calls
Research and evaluate current and potential products used in community maintenance and upkeep
Analyze and resolve work problems, or assist team members in solving them
Initiate or suggest plans to motivate the team toward work goals
Maintain the supply and upkeep of all Company-required tools
Report unusual or extraordinary circumstances regarding the community or residents
Maintain consistent communication with vendors/contractors on scheduling, billing, vendor relations, and certificates of insurance
Ensure required community uniform, professional appearance, and attitude are maintained by all maintenance, custodial, and grounds personnel
Respond courteously and efficiently at all times
Maintain thorough knowledge of company policies and procedures
Seek educational opportunities and self-improvement for personal growth and development
Carry out supervisory responsibilities in accordance with Company policies and applicable laws, including planning, assigning, and directing work; appraising performance; rewarding and disciplining team members; and addressing and resolving complaints
