About The Position

SPM, LLC is seeking a hands-on leader for a Maintenance Supervisor role. This position is responsible for keeping a property in top condition, ensuring it is safe, clean, efficient, and welcoming for residents. The role offers an opportunity for leadership where skills, ideas, and work have a real impact. SPM, LLC has over 45 years of experience managing apartment communities across 14 states.

Requirements

At least 3 years of property maintenance experience
EPA HVAC Certification (required)
Strong skills in HVAC, plumbing, electrical, carpentry, appliance repair, and pool maintenance
Leadership mindset with great communication and team-building skills
High standards for quality, safety, and customer service
Physical ability to lift 50+ lbs and perform physically demanding tasks
A valid driver’s license, auto insurance, and reliable transportation

Supervisory or lead tech experience a plus

Responsibilities

Lead, motivate, and support the maintenance team to deliver fast, high-quality service.
Take ownership of the day-to-day maintenance of apartment homes and community spaces.
Diagnose and repair HVAC systems, electrical and plumbing issues, appliances, and more.
Ensure service requests are completed within 24 hours, with care and attention to detail.
Proactively handle preventive maintenance to avoid surprises and costly repairs.
Oversee groundskeeping and curb appeal, including pressure washing and debris removal.
Maintain inventory, track expenses, and stay ahead of maintenance needs.
Rotate on-call duties and assist with weekend/holiday coverage as needed.
Ensure safety compliance with OSHA standards and SPM procedures.
Act as a partner and problem solver, working with residents, vendors, and office staff.
