About The Position

The Maintenance Supervisor is responsible for planning, coordinating, and supervising the daily maintenance and repair activities within a secure building. This position oversees maintenance personnel and contractors to ensure building systems, equipment, and infrastructure are maintained in a safe, reliable, and operational condition. The Maintenance Supervisor ensures all work is performed in compliance with Company policies, security requirements, safety regulations, and applicable building codes while supporting the operational needs of the facility. All duties are to be performed in accordance with NMS’ mission, vision, and values.

Requirements

  • High School diploma of GED equivalent.
  • At least five (5) years’ experience of related trade or craft experience which includes craft supervisory responsibilities.
  • A valid driver’s license and an acceptable driving record for the past three (3) years to be eligible under NMS’ vehicle insurance policy.
  • Must pass all pre-employment contract requirements which may include but are not limited to: drug test, physical and fit for duty assessment and hearing test. Applicants not located near a testing facility are responsible for paying for travel to the nearest testing facility.
  • Must be able to cooperate and work as part of a team with fellow employees, customers and clients.
  • Must be able to make decisions in the moment with little to no supervision.
  • Contract requires employees to speak, understand, read and write English.
  • Must meet and adhere to all safety guidelines and regulations set forth by the company and client.

Responsibilities

  • Prioritizes and schedules work for maintenance crew.
  • Issues work permits.
  • Meets with crew to go over work assignments, work orders, preventive maintenance duties, to make sure all required resources are on hand and all work is coordinated with internal and external activities and requirements.
  • Supports an effective and active safety program.
  • Assures work is performed safely, to code and to required quality control levels according to Conoco guidelines.
  • Resolve any disruptions or problems in workflow or activities.
  • Completes safety walk through checklists of various areas.
  • Responsibilities, as delegated by supervision, include planning, assigning and directing work; appraising performance, rewarding and disciplining employees; addressing complaints and resolving problems.
  • Performs all assigned preventative maintenance work.
  • Performs all assigned work requests on all electrical and mechanical equipment.
  • Follows specifications, blueprints, manuals and schematic drawings for installation, maintenance and repair of structures and equipment.
  • Uses hand and power tools, precision measuring and testing devices to test, diagnose, and repair equipment. Must be able to dismantle equipment and install working parts.
  • Makes structure repairs to masonry, woodwork and furnishings, patch or replace plaster/plaster board, paint walls, ceilings, and trim.
  • Maintains a log of all work performed, parts needed, or parts used on all work requests.
  • Records utility readings and equipment readings daily and maintain current period readings in maintenance office.
  • Clears clogged drains and replace plumbing fixtures. Connects water supplies and drainage pipelines and perform simple wiring and maintenance repair.
  • Cleans sidewalks and entrances to the hotel of ice and snow when necessary.
  • Have a thorough knowledge of emergency procedures. Adheres to all work rules, procedures and policies established by the company, including, but not limited to, those contained in the employee handbook.
  • Other duties that are pertinent to the department or unit’s success may also be assigned.
