About The Position

SPM, LLC is seeking an experienced Maintenance Supervisor to lead the maintenance team and ensure the property is kept in top condition—safe, clean, efficient, and welcoming for all residents. Requirements

At least 3 years of property maintenance experience
EPA HVAC Certification (required)
Strong skills in HVAC, plumbing, electrical, carpentry, appliance repair, and pool maintenance
Leadership mindset with strong communication and team-building skills
High standards for quality, safety, and customer service
Physical ability to lift 50+ lbs and perform physically demanding tasks
A valid driver’s license, auto insurance, and reliable transportation

Responsibilities

Lead, motivate, and support the maintenance team to deliver fast, high-quality service.
Oversee the day-to-day maintenance of apartment homes and community spaces.
Diagnose and repair HVAC systems, electrical and plumbing issues, appliances, and other building systems.
Ensure service requests are completed within 24 hours with attention to detail.
Perform preventive maintenance to avoid future issues and costly repairs.
Manage groundskeeping and curb appeal, including tasks like pressure washing and debris removal.
Maintain inventory, track expenses, and manage maintenance supplies.
Participate in on-call rotation and provide weekend/holiday coverage as needed.
Ensure compliance with OSHA safety standards and company procedures.
Collaborate with residents, vendors, and office staff to ensure smooth operations.
