The Maintenance Supervisor is a key role accountable for delivering on these commitments. This position partners with the Community Manager to oversee staff and vendors, ensuring the property's maintenance standards are met. The role requires a high degree of professionalism, positive engagement with residents and staff, and a strong sense of community building. Success is driven by building relationships with residents, vendors, and community partners, adopting a collaborative approach to foster effectiveness. An authentic, open, and professional attitude is essential when addressing concerns, utilizing organizational support services and senior leadership as needed. Active listening and a supportive approach are integral to ensuring residents and staff feel seen, heard, and valued.

Requirements

  • At least 3 years of multifamily property maintenance experience.
  • One year of supervisory experience required.
  • Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work is required.
  • Valid Driver’s License.
  • Very strong organizational skills and ability to handle multiple priorities.
  • Solid interpersonal and customer service skills.
  • Must be available for on-call and weekend work.

  • HVAC and CPO certifications are highly desired.

Responsibilities

  • Demonstrates customer service skills by treating residents and others with respect, answering questions from the team and residents, responding sensitively to complaints about maintenance services, and assigning work orders with efficiency and urgency.
  • Projects a favorable image of the community to achieve property objectives and public recognition.
  • Ensures consistency, follow-up, and follow-through in dealing with residents on all matters.
  • Enforces policies of the community that are delegated by Community Manager.
  • Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Coordinates, schedules, and responds to resident/management requests and work orders.
  • Ensures all repairs and replacements are necessary for community common areas and units.
  • Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment.
  • Inspects grounds, building, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
  • Manages and orders maintenance supplies inventory while adhering to budget guidelines set by Community Manager and Building Services.
  • Maintains a preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Maintains a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Maintains hazard communications program; teaches and promotes safe work practices.
  • Manages unit inspections.
  • Responsible for key control of the community.
  • Maintains accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
  • Manages and participates in on-call emergencies in the community.
  • Plans for and utilizes property resources, equipment, and supplies economically by obtaining bids/pricing from vendors, suppliers, and contractors.
  • Gives direction to and monitors maintenance, construction, and rehabilitation activities to ensure quality and expediency.
  • Challenges all team members to achieve higher levels of performance by establishing and communicating immediate and long-term goals.
  • Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and Avanath standards.
  • Under the direction of Community Manager, supervises, trains, and schedules maintenance activities for maintenance staff.
  • Monitors work progress of each maintenance staff on a daily basis; provides immediate assistance and instruction if needed.
  • Provides input to the Community Manager regarding employee performance evaluations.
  • Conducts and/or attends regularly scheduled Avanath safety meetings, ensures all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety-related laws and requirements to ensure community compliance.
  • Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to the appropriate individual(s).
  • Complies with Avanath’s safety and risk-management policies by attending and participating in the property’s routine safety meetings, completing required training on OSHA and other safety-related laws and requirements, and reporting accidents and incidents promptly and accurately.
  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
  • Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to the apartment industry.
