About The Position

SPM, LLC is seeking an experienced Maintenance Supervisor to lead the maintenance operations at Residences at the Green, a community of 300 apartment homes. The Maintenance Supervisor will be responsible for ensuring the property is safe, clean, efficient, and welcoming for residents. This role offers an opportunity for leadership where skills and ideas are valued and impactful.

Requirements

At least 3 years of property maintenance experience
EPA HVAC Certification (required)
Strong skills in HVAC, plumbing, electrical, carpentry, appliance repair, and pool maintenance
Leadership mindset with great communication and team-building skills
High standards for quality, safety, and customer service
Physical ability to lift 50+ lbs and perform physically demanding tasks
A valid driver’s license, auto insurance, and reliable transportation

Responsibilities

Lead, motivate, and support the maintenance team to deliver fast, high-quality service.
Take ownership of the day-to-day maintenance of apartment homes and community spaces.
Diagnose and repair HVAC systems, electrical and plumbing issues, appliances, and more.
Ensure service requests are completed within 24 hours.
Proactively handle preventive maintenance.
Oversee groundskeeping and curb appeal.
Maintain inventory, track expenses, and manage maintenance needs.
Rotate on-call duties and assist with weekend/holiday coverage.
Ensure safety compliance with OSHA standards and SPM procedures.
Partner and problem-solve with residents, vendors, and office staff.
