About The Position

This role is for a Maintenance Supervisor on a 109 unit apartment complex. The supervisor will lead the day-to-day maintenance operations for the community, ensuring the property is safe, clean, and running smoothly. This position supports the Property Manager with budgets and performance goals, and directly impacts resident satisfaction and team success.

Requirements

  • Apartment Maintenance experience plus management of maintenance techs.
  • HVAC Certified
  • CPO Certified
  • Strong knowledge of HVAC, plumbing, electrical, and general repairs.
  • Ability to lead a team and hold high standards for safety and quality.
  • Ability to work outdoors in heat, cold, rain, or snow.
  • Availability to work scheduled hours, weekends, and overtime when needed.
  • Valid driver license and required insurance.
  • Professional communication with residents, vendors, and team members.

Responsibilities

  • Maintain the physical condition of the property in line with company standards and safety requirements.
  • Organize, prioritize, and complete service requests in a timely manner.
  • Diagnose and repair HVAC systems, pools and pool equipment, plumbing, electrical components, lighting, boilers, heaters, pumps, motors, roofs, appliances, drywall, painting, carpentry, locks, and general building systems.
  • Oversee unit turns and ensure vacant units are rent ready on schedule.
  • Identify hazards and correct unsafe conditions immediately.
  • Supervise outside contractors and evaluate vendor performance.
  • Handle after-hour service calls every other week.
  • Lead daily team huddles and assign tasks.
  • Monitor productivity, quality, and completion timelines.
  • Schedule staff to meet workload demands while staying within budget.
  • Train maintenance, rehab, housekeeping, and grounds staff.
  • Promote safe work practices and hold team members accountable.
  • Provide input on performance reviews, advancement, and corrective action.
  • Ensure the team represents the company professionally at all times.
  • Manage inventory of tools and supplies.
  • Purchase supplies using approved purchasing procedures.
  • Obtain vendor bids and evaluate contracts.
  • Inspect the property regularly and document deficiencies.
  • Assist with budget preparation, forecasting, and invoice review.
  • Complete all required documentation, including pool logs, reports, timesheets, and invoices.
  • Adhere to Fair Housing laws and all company policies.
