Requirements

  • Class A multifamily apartment industry maintenance lead experience
  • Experience as a working maintenance supervisor
  • Customer focused mindset, professionalism, and great communication skills.
  • HVAC Certification: Type II or EPA Universal
  • Ability to be on-call 1-2 weekends per month
  • Strong knowledge of general maintenance, construction, and safety practices
  • Ability to lift up to 70 lbs and work in physically demanding environments
  • Comfortable working at heights, in confined spaces, and in varying weather conditions
  • Ability to manage time, prioritize tasks, and meet deadlines
  • Personal cell phone required for on-call availability
  • High school diploma or GED required
  • Work may be performed on rooftops and require use of ladders or lift devices
  • Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions
  • Background check and E-Verify required

Nice To Haves

  • Yardi experience including creating purchase orders is preferred.
  • Experience managing an annual maintenance/capital budget is preferred.
  • The ability to live on site is preferred.

Responsibilities

  • Supervise and schedule maintenance staff including housekeepers, painters, groundskeepers, and service technicians
  • Participate in on-call for after-hours emergencies.
  • Manage inventory, purchasing, and job estimates
  • Ensure make-ready units and work orders are completed in a timely manner
  • Monitor and manage D&R, supplies, replacements, and capital expenses to budget
  • Maintain accurate logs and documentation
  • Provide excellent customer service to residents and team members
  • Step in to support staffing decisions and team supervision when needed
  • Perform hands-on maintenance and repairs as required
