About The Position

As a Maintenance Supervisor at Rhapsody Property Management, you will lead the day-to-day maintenance operations of the community, ensuring efficiency, quality, and exceptional service. Reporting to the Property Manager, you’ll oversee maintenance staff, coordinate priorities, and uphold standards that directly impact resident satisfaction and overall property performance. This leadership role goes beyond hands-on maintenance, you’ll drive accountability, solve complex challenges, and foster a high-performing team dedicated to keeping the property at its best.

Requirements

  • Completion of High School or general education degree (GED)
  • 5+ years of maintenance or related experience
  • At least 1 year in a supervisory role.
  • Flexibility to work on-call on a rotating schedule (evenings & weekends) is required
  • Proficient with use of basic handheld and electrical tools
  • Knowledge of plumbing, electrical, drywall, carpentry, painting, etc.
  • Must be familiar with the community rules and regulations

  • Exposure to multi-residential or other related industry asset class considered an asset
  • WHMIS certified would be an asset

Responsibilities

  • Responsible for the oversight of a team of Maintenance Technicians.
  • Ensures assigned service requests for both in-suite (interior and exterior) and common area issues are completed in a timely manner.
  • Oversee completion of in-suite turnover activities, including both light and heavy maintenance; this could include repair or replacement of appliances, kitchen or bathroom fixtures, basic carpentry, painting and housekeeping to deliver quality product to our residents.
  • Responsible for appliance repairs, routine plumbing repairs, repairs and maintenance requiring carpentry skills, painting, basic electrical repairs, and safe use and maintenance of tools.
  • Inspection and maintenance of grounds, facilities, and equipment to determine if repairs or preventative maintenance is required.
  • Report any maintenance issues that affect the budget such as life safety, vacant repairs, property damages, and common area needs to the manager.
  • Ensure cleanliness and organization of all electrical, mechanical and work areas (including supply and storage areas).
  • Responsible for all facets of the job and maintenance team in accordance with the legislation applicable to the jurisdiction, including: Health and Safety standards, WHMIS, AODA, and Human Rights.
  • Comply with health & safety procedures, ensuring the use of required safety equipment, and identifying unsafe practices and conditions while maintaining a clean and safe working environment.
  • Ensure all areas are free of hazards and where not able to resolve, ensure management are informed for immediate resolution.
  • Maintain regular and timely documentation of maintenance activities.
  • Performs on-call emergency procedures as required.
  • Attends and participates in training programs as required by Rhapsody and local city and provincial jurisdictions.
  • Provide superior customer service and represents the company in a professional manner at all times. Consistently maintains a professional, courteous attitude when dealing with residents, coworkers, and the general public.
