About The Position

SVN | Toomey Property Advisors is a growing commercial and multifamily management firm operating across the Gulf Coast. We are building a tight, professional maintenance team that keeps our properties running safely, efficiently, and looking sharp. We are hiring a hybrid Maintenance Supervisor / Lead HVAC Technician who can split time between the office (planning, oversight, vendor coordination) and the field (hands-on repairs and unit turns). You will be the working lead for maintenance operations across a small portfolio, owning the work-order flow, preventive maintenance, and higher-skill HVAC work.

Requirements

  • 3+ years of apartment, commercial, or facilities maintenance experience including HVAC service/repair.
  • Strong HVAC skills with experience troubleshooting and repairing common systems (splits, package units, heat pumps, RTUs).
  • EPA Section 608 Universal certification (or ability to obtain within 90 days; Universal preferred).
  • Solid hands‑on skills in basic electrical, plumbing, carpentry, and general building systems.
  • Comfortable using maintenance or work‑order software, email, and basic spreadsheets.
  • Valid driver’s license and insurable driving record.

Nice To Haves

  • Experience as a lead, supervisor, or “go‑to” tech for a small maintenance team.
  • Experience in multifamily, HOA, or light commercial property management environments

Responsibilities

  • Lead day-to-day maintenance operations: schedule, prioritize, and close work orders and unit turns in our system.
  • Perform regular property walks, create punch lists, and ensure timely completion of items.
  • Handle higher-skill HVAC diagnostics, repair, and start‑ups; step in on critical service calls when vendors or junior techs need support.
  • Perform general maintenance (light electrical, plumbing, carpentry, life‑safety and common‑area repairs) as needed.
  • Coordinate and oversee third‑party vendors; verify scope, quality, and completion of work.
  • Maintain preventive maintenance schedules, logs, and basic reports for equipment, HVAC, and inspections.
  • Support move‑in/move‑out turns, including make‑ready punch and completion.
  • Promote a safe, professional, resident‑focused maintenance culture on site.
