Requirements

  • A minimum of 3+ years related experience, with 2 years in a supervisory role.
  • Proven ability to effectively supervise and lead a team.
  • Advanced understanding and experience in basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
  • Excellent verbal, written, and communication skills.
  • Outstanding proven customer service skills.
  • Basic computer skills (able to operate mobile device, PC).
  • Must possess a valid driver's license.
  • Ability to operate a company or personal vehicle or electrical cart.
  • Must be available for regular on-call work assignments/emergency calls, work scheduled off-hours, and emergency overtime as required.
  • Ability to arrive at the property for service requests within 60 minutes.
  • Ability to travel to other regional locations for work, training, meetings, and other work-related activities.
  • Ability to meet physical requirements: Independently lift/carry supplies or equipment up to 65 lbs; frequent reaching, stooping, bending, and kneeling; extensive walking and standing; ability to climb stairs/ladders.
  • Willingness to work in indoor and outdoor environments, in all weather conditions, and potentially hazardous conditions with considerable exposure to extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, and loud noises.
  • Ability to safely and successfully perform essential job functions consistent with ADA, FMLA, and other standards, meeting productivity standards.

Nice To Haves

  • Property management experience preferred.
  • HVAC and EPA Certifications preferred.

Responsibilities

  • Manage maintenance operations for a multi-family military residential community.
  • Supervise and direct Service Technicians, Groundskeepers, and Housekeeping personnel in the repair and maintenance of HVAC, electrical, mechanical systems, plumbing, and cleaning of grounds and common areas.
  • Perform general and specialized maintenance and repairs.
  • Lead and motivate staff to perform quality work safely and deliver exemplary service according to Liberty Military Housing's quality customer satisfaction standards.
  • Plan, schedule, and supervise maintenance staff in daily activities including maintenance, installation, repairs, service requests, turns, and cleaning of grounds and common areas.
  • Hire, train, and develop employees, ensuring adherence to company policies, procedures, and safety practices.
  • Coordinate with vendors and contractors for installation, maintenance, and repair work.
  • Maintain the department budget, ensuring projects and scheduling are within budgetary guidelines.
  • Prepare specifications for major planned projects, negotiate and solicit bids from contractors and vendors, and inspect vendor work for quality, conformance, and cost.
  • Purchase/order maintenance supplies, materials, and appliances efficiently and cost-effectively, ensuring appropriate inventory levels.
  • Ensure service requests, make-readies, and other maintenance projects are completed accurately and timely according to LMH's quality standards.
  • Conduct regular safety inspections, correct unsafe practices, and ensure maintenance staff is trained on safety practices, including chemical handling.
  • Comply with OSHA safety regulations, federal, state, and local laws, and LMH's standard operating procedures and policies.
  • Operate a company or personal vehicle for work-related travel to various locations.
