About The Position

WinnCompanies is seeking a Maintenance Supervisor I to join their team at Campello Crossing, a 94-unit affordable housing community in Brockton, MA. This role involves leading by example, maintaining high property standards, and overseeing maintenance operations. The supervisor will manage maintenance staff, perform hands-on maintenance tasks, and ensure the property meets ownership and management objectives. The position offers a pay range of $34.00-$38.00 per hour and requires a Monday through Friday schedule from 8:00 AM to 5:00 PM, with a rotating on-call schedule every other week.

Requirements

  • High school diploma or GED equivalent.
  • 3-5 years of relevant work experience.
  • Less than 1 year of supervisory experience.
  • General knowledge of electrical, plumbing, appliances, and HVAC (Heating, Ventilation, and Air Conditioning).
  • A current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • CAMT certification.
  • New construction warranty tracking.
  • Experience with computer systems, particularly Microsoft Office.
  • Savvy with mobile devices and computer systems.
  • Excellent customer service skills.
  • Solid verbal and written communication skills.
  • Outstanding supervisory skills.
  • Ability to manage and work with a diverse group of people and personalities.
  • Availability for on-call activity during off-hours for urgent needs.
  • Ability to remove snow for snow storms predicted for common areas.

Nice To Haves

  • Vocational or technical training.
  • HVAC, asbestos, or lead-based paint certification.
  • Experience with REAC / NSpire inspections.
  • OSHA certification.

Responsibilities

  • Maintain the maintenance operation at the property on a day-to-day basis as a working supervisor in areas including appliances, carpentry, hardware accessories, masonry, painting, basic electrical, basic plumbing, and basic HVAC.
  • Maintain grounds and curb appeal through snow removal, landscaping, and trash management activities.
  • Complete monthly building and unit inspections to ensure property is maintained to operating standards.
  • Review third-party property inspections to resolve maintenance repairs.
  • Prepare work schedules for the maintenance team and vendors to complete service requests, maintain the preventive maintenance program, and facilitate overall curb appeal.
  • Maintain working knowledge of all maintenance programs and capital improvement projects.
  • Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager.
  • Participate in on-call activity during off-hours and emergencies.
  • Complete hands-on maintenance activity.
