About The Position

MMS Group is seeking a live-in Assistant Maintenance Superintendent for a 420-unit residential property located in Hempstead, New York. This role involves handling all aspects of residential property maintenance, including interior and exterior building inspections and the preventive maintenance program. The Maintenance Superintendent will also be responsible for common area and apartment repairs, covering plumbing, electrical, and carpentry. The position is part of a union and offers a pay rate of $26.78/HR.

Requirements

• Five+ years of residential multifamily property management/apartment maintenance experience.
• High School Diploma or equivalent.
• Proficiency in plumbing, electrical, carpentry, appliance maintenance, masonry, HVAC, and boilers.
• Valid driver's license.
• Knowledge of plumbing, electrical, carpentry, appliance maintenance, and boilers.
• Proficient in Microsoft Office (Word, Excel, Outlook).
• Fire Safety and Boiler License certification.
• Possession of basic tools needed to perform routine maintenance tasks.
• Physical aspects of the job may require heavy lifting, bending, kneeling, stooping, climbing, balancing, and carrying.

Responsibilities

• Efficiently complete all daily work orders.
• Communicate any delays in completing a work order with the supervisor in the management office.
• Troubleshoot repair and maintenance issues involving electrical, plumbing, appliances, and carpentry.
• Assist the property manager in scheduling annual apartment inspections and during apartment move-in and move-out inspections.
• Work with the office team to ensure all turnover repairs and services are completed and on schedule.
• Maintain accurate records for preventative maintenance-building mechanicals, service requests, and apartment turn-over status and have full knowledge regarding contracts and suppliers their services, and goods.
• Stay current on all applicable building codes and safety standards.
• Maintain trash areas.
• Knowledge regarding water and gas meter cut-offs, all apartment and fixture cut-offs, and sewer clean-outs. Operate within OSHA standards and company safety policies and procedures at all times.
• Respond to emergency calls according to the company's policy on after-hours emergency calls.
• Assist in the proper clearing of snow during a snow event (If applicable).
• Perform other duties as outlined in the job description.
