Under general supervision of Building Maintenance Superintendent 2 perform skilled and semi-skilled (plumbing, electrical and carpentry) maintenance, repairs, installations and building alterations through verbal and written (work orders) instruction. This includes work on plumbing systems (e.g., steam lines, sanitary lines, traps, faucets, water fountains, grease traps), electrical systems (e.g., light fixtures, electrical outlets, switches, motors, fans, fire alarm systems, intercoms, autoclaves, compressors, circuit breakers, garbage disposals, generators), and carpentry tasks (e.g., doors, door closures, locks, windows, walls, woodwork, floors, partitions, stairways, assembly and repair of furniture, roof repairs). The role also involves operating welding equipment (acetylene torch) for brazing and soldering, performing minor vehicle and equipment repairs (e.g., oil changes, checking fluid levels, air pressure, refueling, and washing), and driving vehicles to pick up and deliver supplies and furniture. Additionally, the position requires keeping accurate track of work orders, submitting completed copies, filling out Daily Production Sheets, and signing logs associated with performed tasks.
