About The Position

GC Realty & Development, LLC is seeking a Residential Turnover Manager to lead their turnover team. This role is responsible for managing the process of getting units ready for rent, from move-out to rent-ready status, ensuring dozens of units are processed each month. The company is a leading property management and brokerage firm in Chicagoland, managing a significant number of units for private investors and has experienced consistent growth since 2003.

Requirements

  • Experience Leading A Team: Minimum 3 years managing a team and subcontractors in residential property management, 5+ years preferred managing vendors and general contractors
  • Building And Repair Knowledge: Strong working knowledge of residential systems, common repairs, labor rates, and material costs
  • Vendor Management Skills: A track record of holding vendors accountable for pricing, workmanship, and deadlines
  • Decisive Problem Solving: You make quick, logical calls under pressure instead of pushing issues to tomorrow
  • A Bias For Action: You take full ownership of tasks from start to finish and never shift blame
  • Strong Communication: You handle tough conversations with residents, owners, and vendors with tact and professionalism
  • Adaptability: You stay calm managing multiple active projects at once without dropping the ball

Responsibilities

  • Own The Turnover Pipeline: Run the process from move out through rent ready, keeping projects on time and on budget every single month
  • Manage Scope And Cost: Ensure inspections, scopes of work, and repair estimates are accurate and ready before work begins
  • Run Vendor Relationships: Select, schedule, and hold vendors accountable for pricing, workmanship, and deadlines
  • Own Inspection Quality: Oversee RRW inspections and QC walks, and give final rent ready approval
  • Coordinate The Workflow: Manage vendors, technicians, rekeys, work orders, and invoices so nothing sits idle
  • Lead The Team: Direct Turnover Coordinators and RRW Inspectors day to day, keeping responsibilities and deadlines clear
  • Track Performance: Monitor timelines, costs, quality, and vendor performance, and jump on issues before they become problems
  • Improve The Process: Spot recurring problems and fix the systems, not just the symptoms
