About The Position

WinnCompanies is searching for a Maintenance Operations Analyst to join our military housing team at Fort Campbell, KY. In this role, you will be responsible for reviewing reports daily, weekly, and monthly to drive accuracy and completeness, and provide information for management on making necessary adjustments and corrections to ensure maintenance standards are achieved and sustained for all functions within the maintenance operation. You will also assist with monitoring and analyzing budgets and productivity of the maintenance operation, while providing administrative support to all departments. This position is located at a federal facility. In accordance with the REAL ID Act, effective May 7, 2025, a REAL ID compliant driver's license/ID is required in order to access the federal facility.

Requirements

  • Associate's degree.
  • 3-5 years of relevant work experience.
  • A valid driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Advanced technical proficiency in Microsoft Excel and PowerPoint.
  • Strong analytical skills with the ability to collect, organize, analyze, and disseminate significant amounts of information with attention to detail and accuracy.

Responsibilities

  • Responsible for review of daily, weekly and monthly maintenance reports monitoring.
  • Ensure subcontracted work is captured appropriately on purchase orders and applied to work orders.
  • Ensure labor and materials are properly recorded on work orders to capture costs, resourcing, and work accurately.
  • Make recommendations for solutions and ensures solutions are implemented by appropriate staff.
  • Responsible for daily, weekly, and monthly monitoring, direction, and attention of Open Aging service orders, including the appropriate scheduling and recommending adjustments.
  • Work with Service Order Coordinators and Service Order Manager/Maintenance Manager to ensure open aging is up-to-date in the system including weekly updates to each line item and is managed properly.
  • Manage schedule to assure response and completion times are met.
  • Provide indicators and information to Service Order Coordinators, Service Order Manager/Maintenance Manager and DOF.
  • Monitor weekly and monthly open purchase orders to ensuring costs are accurately captured, and purchase orders are created, approved, and paid in a timely fashion.
  • Consult with Managers and Coordinators to drive accuracy, record-keeping, and compliance.
  • Assist site leadership with preparation of reports for project reviews, military partners, and local or corporate management.
  • Serve as point of contact for the Portfolio Contracts team to coordinate solicitations and site needs for RFPs.
  • Monitor and maintain environmental trackers and life/health/safety (LHS) and environmental work order coding and tracking.
  • Ensure tracking is consistent and compliant with company policy.
  • Monitor and schedule training for maintenance department.
