About The Position

The role of Maintenance Mechanic is an established, full-time position within Henderson Service Corp., which is tasked with providing maintenance services to Henderson's portfolio. Maintenance Mechanics work under the direction of a Property Manager, but are an integral member of an inter disciplinary team (including leasing, property and construction managers) responsible for best-in class service to Henderson's tenants. Ideally, this new hire will be looking for a long term relationship where he/she can grow with the company and play an important role in the company’s uncompromising commitment to tenant satisfaction.

Requirements

  • A high school diploma (or equivalent) is preferred.
  • 1 to 3 years experience in building/facilities maintenance, with evidence of training in at least one building trade.
  • Possession of a valid driver's license.
  • General building maintenance principles.
  • Basic principles of carpentry, plumbing, painting and electrical work.
  • Basic principles of heating, ventilation and cooling systems.
  • Basic principles of locksmithing and security systems.
  • Occupational hazards and standard safety practices.
  • English usage, spelling, grammar and punctuation.
  • Basic mathematical principles.
  • Experience with Angus, or another major commercial maintenance management system.
  • The ability to manipulate, climb and descend from a 32-foot extension ladder.
  • The ability to work from scaffolding and lifts.
  • The ability to work in extremes of environmental conditions (heat, cold, rain and bad weather).
  • The ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
  • The ability to safely and effectively operate a variety of hand tools, power tools, machinery and equipment.
  • A get-it-done attitude with the ability to leverage his or her interpersonal skills to proactively solve problems.
  • A self-motivated and team-oriented style able to balance and prioritize multiple projects while working independently in the absence of supervision.
  • Strength of character and flexible style to establish and maintain effective working relationship with a range of people, from tenants and vendors to team members.

Responsibilities

  • Responding to tenants' requests for maintenance work in a courteous, efficient and timely manner.
  • Regularly inspecting buildings, grounds and parking lots to identify maintenance needs.
  • Performing various carpentry, electrical, painting and plumbing work, as requested.
  • Requisitioning maintenance supplies, materials and equipment.
  • Loading, delivering and unloading building supplies and materials.
  • Collecting, transporting and disposing of trash, debris and waste.
  • Moving and relocating furniture, fixtures and equipment.
  • Providing vendors with building access.
  • Running errands as needed.
  • Performing related duties as required.
