Requirements

  • Must have at least 2 years of building maintenance experience.
  • Must be able to demonstrate the ability to perform the duties of the position.
  • Must possess own transportation and a valid New York State driver’s license with a clean driving record.
  • Able to perform general building repair and maintenance.
  • Knowledgeable in OSHA regulations and state sanitary codes.
  • Ability to interact courteously and tactfully with staff, residents, family members, visitors, vendors and the general public.
  • High school diploma or equivalency required.
  • Performing duties of this job requires prolonged walking and standing.
  • Must be able to regularly lift 30 pounds and occasional lift 50 pounds without assistance and the ability to sit, talk, and hear is required.
  • Specific vision abilities required by this job include close vision, distance vision, peripheral vision, color vision, and the ability to adjust focus.

Responsibilities

  • Accept work orders for repairs to buildings, equipment or grounds and complete them according to priority assigned by Regional Facility Manager.
  • Locate, inspect, troubleshoot and initiate repairs.
  • Responsible for physical plant including painting, snow removal, and grounds work.
  • Responsible for purchasing materials and equipment for maintenance repairs.
  • Required to use own vehicle to travel between all ESLC facilities. Follows all ESLC driving policies to include maintaining a valid NYS driver’s license.
  • Assists with preventive maintenance work assignments regarding the cleaning and servicing of induction unit filters, refrigeration coils and air conditioning coils.
  • Work on preventive maintenance for HVAC equipment and make daily rounds.
  • Assist with monthly safety check of equipment and follow-up to ensure that repairs were made.
  • Receive new equipment, inspect, record pertinent information, and put into service, observing all requirements and codes of all bodies having jurisdiction.
  • Consult all code manuals and confer with the Regional Facility Manager on all new installations when installations present electrical, mechanical or logistical problems.
  • Take the lead for all renovations that can be accomplished in-house.
  • Attend all staff meetings and in-services as scheduled.
  • Wear departmental uniform on a daily basis.
  • Meet the attendance, punctuality, in-service and health assessment requirements as outlined in the performance appraisal.
  • Assist in fire alarm testing and fire drills.
  • Test the emergency generator as needed.
  • Participates in the On Call rotation.
  • May have building related janitorial work that may involve regular or back up janitorial work during staffing shortages.
  • Exhibits knowledge of maintenance, security and safety policies of ESLC.
  • Participate in on-call rotation schedule.
  • Required to use your own vehicle while travelling between all ESLC facilities.
  • All other duties as assigned.
