About The Position

This position is responsible for maintaining the physical integrity of the property at all times. This involves insuring a safe and secure living environment for residents, visitors and staff. It is the duty of the Maintenance Mechanic to follow all directives given by the Facility Manager and Real Estate Asset Manager. The role includes completing emergency, urgent, and routine work orders within specified timeframes, conducting building walk-downs, maintaining curb appeal, and performing various maintenance and repair tasks. The position also involves preventive maintenance, safety awareness, record keeping, and assisting with inspections and custodial duties.

Requirements

High school education or equivalent
Five to seven years of related experience is required to acquire a through knowledge of low pressure gas/oil fired boilers, central and unitary air conditioning, domestic water, electrical, plumbing and life safety systems.
Valid drivers license
Full time maintenance experience or experience in related field
In-depth working knowledge of general maintenance practices and repairs (tile, concrete floors, painting, plastering and drywall patching, basic carpentry and appliance repairs
Maintenance experience or related field
Maintain open lines of communication with internal and external contracts for continuing operations and resolution of problems.
Concern for work safety programs
Ability to assist management in daily duties
Must acquire a “State of New Jersey Black Seal License” within 1 year of employment
Vision Requirements: Constant need (66% to 100% of the time) to document maintenance and complete forms, review manuals and operating instructions, read cautionary labels, respond to written instructions from staff and complaints fro residents. Constant need to see small details when performing routine maintenance duties.
Hearing Requirements: Constant need (66% to 100% of the time) to communicate with staff, residents, vendors, and must use listening skills to diagnose needed repairs, etc.
Speaking Requirements: Constant need (66% to 100% of the time) to verbally communicate with assistants, residents vendors, NHA and resident.
Reasoning Development: High – Moderate - Must be able to apply logical thinking to define problems, collect pertinent information, establish facts, and draw valid conclusions and initiate proper course of action. Must effectively convey ideas, images and goals to a variety of practical situations and accurately follow standardized procedures that may occasionally call for minor deviation. Need to think rationally beyond a specific set of instructions, must effectively work within a diverse group of personalities.

Responsibilities

Complete or abate all emergency work orders within 24 hours
Complete all urgent work orders within 48 hours
Complete all routing work orders with in 72 hours
Perform activities to maintain the continuity of essential environment services in order to guarantee resident comfort and security.
Conduct building walk-downs daily and replace all burnt out bulbs from hallways and stairwells and batteries in emergency lighting as needed
Maintain curb appeal of the property at all times.
Trash-out vacant units within 48 hours
Complete assigned work orders according to company guidelines
Strip and wax assigned floors quarterly
Monitor supplies and advise supervisor of items needed as necessary
Respond to after hour emergency calls when necessary.
Requisitions, receives, accounts for, stores and issues materials and supplies; prepares and checks specifications for bids, supplies and equipment; and prepares suitable reports.
Performs maintenance repairs in occupied apartments.
Prepares vacant units for re-occupancy within NHA Standards.
Follows NHA guidelines in proper storage of chemicals, maintaining maintenance data sheets current and readily accessible
Must be aware of the condition of physical property throughout the property and immediately report unsafe conditions, e.g., broken steps, open holes, broken/burned exterior, broken (doors locks, inoperable smoke detectors, gas leaks).
Performs minor and routine maintenance on all appropriate equipment on a regular basis, inspects and maintains all tools in excellent condition
Instills a “safety first” attitude not only with maintenance but also with all residents
Follows NHA guidelines for wearing safety items
Maintain accurate records regarding preventive maintenance, service request (received and completed), vacancy reductions status, work in progress, etc.
Trains Janitor’s helpers in various areas of repairs, cleaning, etc.
Assist in the completion of annual inspections
Performs electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
Performs plumbing work, such as clearing stoppages, replace fittings, etc.
Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, locks, etc.
Performs carpentry work such as fitting doors, freeing windows, replacing and buildings shelves, stripping and waxing floors.
Assists in custodial work, including sweeping, mopping, vacuuming. Emptying trash, cleaning windows, etc.
Assist with grounds work when necessary
Performs limited exterminating services when required
Participates in a standby emergency schedule for evening, weekend, and holiday coverage
Is responsible for stock control and utilization of maintenance materials
Performs scheduled maintenance on all equipment based on the manufacturer’s recommendations and operating manuals
Has knowledge regarding water and gas cutoffs, all apartments and fixtures cutoffs and sewer cleanouts
Has constant knowledge regarding contracts and suppliers, their services and goods
Assist with move-in and move-out inspections
Makes sure that all apartment repairs and services are completed correctly and in a timely manner
Reports all major repairs and requisitions to senior site staff
Removes and transfers heavy appliances and equipment form storage area to apartment (or visa versa) as necessary
Complete unit trash out within 48 hours
Performs work area clean up and safety related duties
Performs any additional duties as assigned by NHA senior staff
