Makes periodic inspections of and maintains all equipment associated with supplying safety lighting, plumbing, heating and ventilation, air conditioning, control systems and any other system for which responsible. This role involves making checks of all mechanical area equipment and logging them, handling maintenance calls from the main office, and maintaining required records. The position also includes combined responsibilities of testing and running emergency generators along with electricians, and performing other related duties as assigned. Specific duties include maintaining and repairing distribution systems involving vacuum, medical air, medical gas systems, and air compressors, as well as pneumatic equipment in engine rooms like hot water converters, thermostats, induction units, sump pumps, and associated piping. The role also entails minor electrical work such as disconnecting motor leads, resetting breakers, and replacing lights. Additionally, it involves changing air filters in large air handling equipment, cleaning and painting mechanical areas, performing minor plumbing repairs (fixtures, valves, washers, O-rings, clearing stoppages, stopping leaks), condenser cleaning on chillers, cleaning and maintenance on water towers, and cleaning air handling unit coils. The role requires interaction with co-workers, visitors, and other staff consistent with the core values of the University.
