Requirements

  • Five years of experience in preventive and corrective maintenance
  • High School Diploma, or GED
  • Building Operator Certification Levels I and II (or equivalent)
  • HVA Certification Required
  • Ability to read, write, and speak English
  • Advanced skills in water distribution, HVAC, plumbing, electrical, masonry, painting, and carpentry
  • Intermediate computer skills in Microsoft Word and Outlook
  • Use and operate a variety of hand tools, power tools, and maintenance equipment;
  • Be able to stand, walk, sit, lift and carry up to 75lbs; to include but not limited to push, pull, climb, balance, stoop, kneel, and crawl while performing essential functions
  • Valid CA Driver’s License
  • Must obtain current HBV vaccination

Responsibilities

  • Perform preventive maintenance on buildings, utilities and related equipment according to schedule in accordance with applicable rules and regulations.
  • Perform mechanic skills including, but not limited to mechanical, electrical, pneumatic, and hydraulic troubleshooting and repair of equipment. Includes removal repair, replacement of defect parts and equipment.
  • Perform housekeeping duties; i.e., cleaning equipment and equipment rooms.
  • Participate in daily equipment inspections of boilers, chillers, wells, booster pumps, pump houses, water monitoring and telemetry, and maintain maintenance & repair logs.
  • Maintain appropriate levels in all water tanks at all times.
  • Collect monthly water meter readings and submit reports as required.
  • Ensure all system valves are regularly exercised to prevent freezing and rust. Immediately replace worn and malfunctioning valves.
  • Perform monthly inspections of all wet lines and hydrants including land movement berm area.
  • Continuously monitor telemetry board and cell phone and promptly respond to all unplanned events in such a way as to minimize water loss, damage, and risk to persons and property.
  • Keep immediate supervisor promptly and fully informed of all problems or unusual matters of significance.
  • Read and interpret equipment manuals and work orders to perform required maintenance and service.
  • Work according to safety standards set by the Company, State, and Federal regulations. Report unsafe equipment, tools, machines, and practices to management.
  • Respond timely to work order requests and interact at all levels of personnel with tact and courtesy.
  • Must be able to multi-task, set priorities, and organize work.
  • Work effectively with minimal supervision.
  • Understand and achieve annual SMART goals.
  • Continually strive to improve through education and experience. Maintain a continuous development plan and make steady, ongoing progress toward skill enhancement.
  • Project a favorable image of the company to promote its’ goals, and to enhance public recognition and acceptance of all its efforts.
  • Report to work on time and maintain standard attendance.
  • Procure building maintenance supplies and materials and maintain accurate purchasing for approval.
