About The Position

The Maintenance Manager supports the daily cleanliness, maintenance, and overall readiness of the organization’s theatres and event spaces, improving organization, communication, accountability, and visibility into the condition and needs of the venues. This is a hands-on position that balances day porter responsibilities, light maintenance work, and administrative coordination. The Maintenance Manager works closely with the Director of Facilities, Operations Coordinators, Front of House teams, cleaning staff, and outside contractors to keep venues clean, functional, safe, and show ready. In addition to technical expertise, the Maintenance Manager must be a collaborative team player, capable of fostering a positive and productive work environment. They are expected to remain actively involved in the day-to-day operation of the venues while also providing administrative and coordination support to the Director of Facilities.

Requirements

  • High school diploma or equivalent required; associate or bachelor's degree in facilities management, business administration, or a related field desired
  • Minimum of five (5) years of experience in custodial or facilities management, with at least 2 years in a supervisory role
  • Evening, weekend, holiday, and event availability
  • Strong leadership, team management, and collaboration skills
  • Excellent verbal communication, active listening, and ability to follow written and verbal instructions
  • Ability to prioritize tasks and manage multiple projects simultaneously
  • Adaptable to shifting priorities while maintaining accuracy and attention to detail in a fast-paced, event-driven environment
  • Strong customer service orientation, maintaining a welcoming and professional environment for guests, artists, tenants, volunteers, and staff, including during public events and performances
  • Intermediate knowledge of commercial cleaning practices, custodial equipment, and safe chemical handling
  • Ability to safely operate custodial equipment (vacuums, floor machines, carpet extractors) and basic hand tools for light maintenance
  • Ability to identify and communicate safety hazards, facility deficiencies, and maintenance concerns
  • Familiarity with Microsoft Office Suite and maintenance management software

Nice To Haves

  • Experience working in a performing arts venue, historic building, museum, arena, hotel, convention center, or similar public venue
  • Experience operating commercial floor-care equipment
  • Experience using computerized maintenance management or work-order systems

Responsibilities

  • Perform routine day porter and cleaning duties throughout assigned venues
  • Conduct regular walkthroughs of public facing and back-of-house spaces
  • Maintain restrooms, lobbies, entrances, common areas, lounges, stairways, and other assigned areas
  • Address spills, trash, high-touch areas, and immediate cleaning needs throughout the day
  • Maintain cleaning closets, equipment, and supplies in an organized condition
  • Monitor cleaning and paper supply levels
  • Support venue preparation before, during, and after events
  • Coordinate with overnight and contracted cleaning teams to maintain consistent standards
  • Assist with venue-specific cleaning routines and periodic detail cleaning
  • Perform basic light maintenance and minor repairs within the employee’s ability and training
  • Conduct routine facility walkthroughs to identify maintenance concerns
  • Perform minor repairs and adjustments to doors, hardware, fixtures, furniture, and other building components
  • Replace lamps, batteries, filters, and other basic facility components when appropriate
  • Complete minor painting, patching, touch-ups, and general appearance improvements
  • Support basic upkeep of marquee signage and related equipment
  • Assist with preventive maintenance activities and routine facility inspections
  • Identify equipment or facility issues requiring specialized service
  • Oversee the maintenance of marquee signage and lighting, ensuring timely installations and repairs
  • Maintain exterior landscaping and manage snow removal services to ensure safe walking surfaces
  • Coordinate with the Director of Facilities when outside contractors or larger repairs are required
  • Document completed work and outstanding facility needs
  • Coordinate daily work priorities with the Director of Facilities
  • Assist with employee scheduling and coverage based on venue and event needs
  • Coordinate cleaning and maintenance activities around event schedules
  • Order and maintain appropriate inventory levels for cleaning supplies, paper products, tools, and basic maintenance materials
  • Monitor purchases and expenses to support established Facilities budgets
  • Assist with vendor and subcontractor coordination, including scheduling and service follow-up
  • Review contractor work and communicate service concerns to the Director of Facilities
  • Enter, update, and close work orders through the organization’s maintenance management system
  • Maintain basic records related to facility issues, equipment, repairs, inspections, and completed work
  • Identify recurring facility concerns and communicate areas of opportunity
  • Assist with gathering information to support annual operating budgets and future capital planning
  • Identify equipment or facility needs and provide recommendations to the Director of Facilities
  • Participate in Facilities and operational meetings as needed
  • Maintain the cleanliness and functionality of theatres by training staff in proper cleaning techniques and product usage
  • Hire, train, supervise, and schedule cleaning personnel to ensure adequate coverage for routine cleaning and events
  • Collaborate closely with event and overnight cleaning contractors to ensure proper staffing for events, scheduling overnight cleaning, and maintaining high work standards
