About The Position

The Maintenance Manager is responsible for facility and maintenance services across multiple sites, including company-wide inspections, maintenance and cross-training programs, identification and implementation of cost-savings initiatives, long-term capital projects, and managing maintenance, facilities, safety, and security contracts.

Requirements

  • A minimum of 5 years maintenance/facilities management experience, including multiple facility responsibility.
  • BS/BA or equivalent education and experience.
  • Broad based knowledge of building codes, OSHA and ADA requirements and how to apply.
  • Strong project management and communications skills.
  • Proven track record of handling multiple projects, construction or building renovations and master space planning.
  • Strong problem solving and team building skills.
  • Excellent communications and organizational skills including report generation.
  • Fully versed in Microsoft Office applications including MS Word, Excel, and PowerPoint.
  • Solid financial budgeting experience.
  • Must possess industrial electrical knowledge and be able to read electrical diagrams, trouble shoot and identify and resolve electrical problems.
  • Must understand AC and DC electrical operations including PLC's, Inverter Drives, Controllers, and their functions.

Nice To Haves

  • Familiarity with Computerized Maintenance Management Systems is a plus.

Responsibilities

  • Provide facility/maintenance management services for multiple sites.
  • Manage maintenance functions in all areas of building/equipment maintenance, including utilities service, machine repair, conveyor systems, compressed air systems, HVAC, fire/life safety systems, and plumbing/water and sewer.
  • Follow company-wide comprehensive inspection/PM process to ensure on-site programs are compliant with maintenance/facilities requirements.
  • Create and follow maintenance training and cross-training programs to continuously improve the technical abilities and capabilities of maintenance associates.
  • Identify and implement cost savings initiatives, service enhancements, and process improvements within the maintenance function.
  • Create and negotiate outside vendor contracts for service and repairs to the company’s facility and equipment in compliance with maintenance agreements and within expected budgetary guidelines.
  • Take responsibility for long and short-term capital projects and planning, including outside service providers.
  • Responsible for all maintenance, facilities, safety, and security contracts for vendor services.
  • Ensure company facilities are maintained to standard, with inside and outside areas free from debris and other hazards, maintaining a safe and clean working environment.
  • Upgrade/improve existing processes/procedures.
  • Coordinate with Corporate to initialize and apply “Best Practices including design, documentation, implementation and modification of company-wide preventive maintenance programs for all company assets.
  • Develop, document, and train operators and maintenance staff in TPM techniques.
  • Ensure standard inspections of machines, equipment, and systems are conducted for conformance with operational standards.
  • Responsible for the 24/7 operations of the facilities/maintenance safety and security in full compliance with company, Federal, state, and local codes and regulations.
  • Assemble, schedule, and manage appropriate maintenance staffing for multiple facilities, while overseeing daily and weekly PM programs.
  • Assess and prepare performance evaluations or performance plans for direct reports and recommend merit increases.
  • Establish and maintain relationships with internal and external customers.
  • Provide leadership across departments and facilities to consistently ensure all safety, security, and building/machine maintenance operate at the highest level.
  • Support product development and improvement by receiving new product plans and discussing equipment needs and modifications with various company departments.
  • Achieve financial objectives by reviewing monthly equipment and building maintenance reports and financial statements.
  • Prepare monthly labor reports comparing actual labor hours with budgeted labor hours.
  • Prepare financial reports as requested.
  • Ensure that overall facilities/maintenance/safety/security budgets, schedules, and performance standards are realistically set and attained.
