Maintenance Manager - Apartments - HVAC Experience

It includes performing and overseeing preventive maintenance, conducting inspections, managing supplies and budgets, ensuring timely completion of work orders and unit turns, and maintaining HVAC and safety systems. The position also involves supervising, training, and supporting maintenance staff, and responding to on-call emergencies.
Requirements
- 2+ years of maintenance experience in residential or multi-family settings
- Strong skills in HVAC, plumbing, electrical, carpentry, and appliances
- EPA certification (required)
- Ability to complete work orders efficiently while maintaining high standards
- Availability for on-call rotation (evenings/weekends as needed)
- Strong communication and organizational skills
- Valid driver’s license, reliable vehicle, and insurance
- Willingness to complete a background check and drug screening

Responsibilities
- Perform and oversee preventive maintenance (HVAC, plumbing, electrical, appliances, roofing, grounds)
- Conduct inspections and ensure all work meets quality standards
- Manage maintenance supplies and budgets
- Ensure timely completion of work orders and unit turns
- Maintain HVAC and safety systems (fire alarms, extinguishers, etc.)
- Supervise, train, and support maintenance staff
- Respond to on-call emergencies as needed
