Requirements

  • High School Diploma or equivalency.
  • Proficiency in Microsoft Word and Excel is required.
  • Proficiency in Yardi, Avid, Site-Compli, HappyCo.
  • Working knowledge of low-pressure boilers, fire safety systems, HVAC/ Heating equipment.
  • Ability to follow OSHA guidelines and use safer work practices at all time.
  • Ability to interact with residents and handle complaints with reasonable discretion.
  • Knowledge in all building repair trades, purchasing procedures and work safety requirements.
  • Ability to keep accurate and detailed records.
  • 5+ years of experience as a Maintenance Manager, Superintendent or Project Manager.
  • A minimum of 2 years’ experience managing union/non-union maintenance employees.

Nice To Haves

  • Technical training or other trade school or organizations preferred in: Construction, Electrical, Plumbing Carpentry, Apartment renovations, Low-pressure boilers.

Responsibilities

  • Oversee the maintenance department ensuring the physical condition of the property is being properly maintained. Service as an extension of Property Management.
  • Maintaining, tracking and administering all maintenance related tasks working closely with the building Superintendents and property management.
  • Assigning work to contracted vendor and performing quality control until project is completed.
  • Delegating tasks and responsibilities to maintenance team and Superintendent in an effective, and efficient manner.
  • Requesting, comparing and bid-leveling vendor proposal estimates.
  • Sourcing maintenance supplies and equipment for building related repair projects.
  • Looking for best prices available.
  • Resolving property related emergencies as needed.
  • Tracking and managing projects with contractors and maintenance staff and obtaining status updates.
  • Periodically inspecting work performed by other service team members to assess effectiveness of policies and procedures and developing corrective action plans as needed.
  • Developing standards for the cleanliness and overall appearance of the property grounds, amenities, building exteriors, make-ready units, leasing office and other buildings and common areas.
  • Supporting cost-cutting and expense control initiatives by completing internal repairs, when possible, reducing use of contracted services.
  • Documenting daily progress reports and maintaining daily maintenance logs.
  • Performing weekly supply room inventory audits, ordering supplies when necessary.
