The Maintenance Lead independently manages day-to-day maintenance operations across multiple work site locations. The role plans, prioritizes, and coordinates work orders, unit turns, and vendor projects, and takes ownership of maintenance projects. Although it has no direct supervisory responsibility for employees, the Maintenance Lead provides leadership through technical expertise, sound judgment, organization, effective communication, professional interactions, and coordination of maintenance activities. The position is expected to work independently and take on operational skills assigned to a Maintenance Supervisor. During the first 30 days, the employee learns the property and company processes, completes onboarding and safety training, shadows maintenance staff, learns digital systems and supply processes, handles basic work orders, and conducts property walks. From days 31 to 60, the employee takes on more independent daily operations, schedules routine vendors, tracks and restocks supplies, identifies issues for escalation, and learns incident-reporting procedures. From days 61 to 90, the employee takes ownership of the maintenance process, independently plans and executes unit turns, coordinates supplies and vendors, tracks maintenance, assists with vendor bid requests and capital repair forecasting, and responds to resident concerns. The position is based in Springfield, Oregon, and follows a Tuesday-through-Saturday schedule from 9:00 a.m. to 5:00 p.m., with availability for after-hours calls required. The role is 40 hours per week. Work is performed approximately 80% indoors and 20% outdoors, with exposure to varying temperatures and materials such as paint, paint thinner, and wallpaper glue.
