This role combines Maintenance III duties with Night Manager responsibilities. As a Maintenance III, you will perform a wide range of maintenance duties and repairs, including skilled plumbing, electrical, carpentry, painting, sheet rock repair, major appliance repair, refurbishing, and common area cleaning across multiple communities with over 150 units. You will utilize Yardi software for work orders, train other technicians, and communicate with residents about repair timelines. Reliable transportation is essential for daily duties, on-call responsibilities, and potential travel for training or business needs. You will also conduct daily property walks, quarterly property inspections, and annual unit inspections, documenting deficiencies with photos. Cleaning and grounds maintenance, including custodial work and ensuring trash enclosures are clear, are also part of the role. Technology use includes recording time via cell phone, participating in virtual meetings with cameras on, ordering parts online, and collaborating with the Procurement Department. Strong communication and teamwork are vital, including daily check-ins, professional resident interactions, and handling concerns with tact and diplomacy. This position participates in an on-call emergency schedule for evenings, weekends, and holidays, and is a key participant in the property's emergency response plan. You will also coach others on tasks and ensure awareness of asbestos and lead safety procedures. As a Night Manager, in exchange for reduced rent housing, you will provide the after-hours management presence, ensuring common area buildings are secured and responding to on-site emergencies. This includes responding to calls on a company-issued cell phone during specified hours, performing janitorial duties, light maintenance in emergencies (e.g., shutting off water valves, using a water vacuum), and exercising good judgment in calling for assistance. You will contact on-call maintenance for emergencies, direct emergency personnel, and record all incidents in Yardi. The role involves maintaining an oversight presence, noting suspicious activities or lease violations, performing light checks, and ensuring common areas are locked. You will review house rules and lease provisions to identify violations and communicate them to the Community Manager. Responding to irrigation system malfunctions, attending staff and resident meetings, and adhering to house rules and unit inspection requirements are also key responsibilities.
