About The Position

This position is primarily responsible for preventative and reactive maintenance activities to ensure the safe and efficient operation of Scofield Manor, a residential care facility managed by Charter Oak Communities (COC). This position manages inventory order supplies, conducts regular inspections, and coordinates the work of contractors and vendors.

  • Must possess patience, compassion, care, and the ability to maintain strong relationships with residents and staff.
  • Requires knowledge of maintenance equipment and the ability to recognize if maintenance task(s) requires maintenance supervisor and/or outside vendor.
  • Takes initiative to continue to learn and apply technical skills, as well as be a proactive problem solver.
  • Ability to work independently without direct supervision.
  • Strong ability to recognize work needed without managerial direction.
  • Use sound judgment in evaluating resident maintenance problems/requests.
  • Ability to learn Yardi work order system.
  • General knowledge of Microsoft Office.
  • High school diploma and a minimum of two (2) years’ experience in building maintenance is mandatory.
  • Valid driver's license and reliable personal vehicle are mandatory, and the ability to maintain both is required.
  • Successfully pass a pre-employment physical, drug screening, background, and reference checks

Responsibilities

  • Create, complete, close out Yardi system work orders in a timely, accurate manner.
  • Complete preventative maintenance tasks as outlined in the established schedule.
  • Complete plumbing repairs, such as repairs of sinks faucets, stems, washers, toilets, showerheads, unclogging plumbing fixtures, snake drain lines, and water leaks repairs.
  • Complete basic electrical repair work, including replacement of fuses, switches, electrical outlets, light fixtures, bulbs and ballasts.
  • Provide service to heaters and furnaces, including water heaters and other appliances.
  • Troubleshoot and repair appliances, such as vacuum cleaners, lamps, televisions, cable boxes, telephones and other electronic items.
  • Perform timely make-ready maintenance, including painting and cleaning of vacant or occupied rooms.
  • Complete carpentry tasks, such as repairing and/or replacing carpentry related items, such as window screens, springs and balances for door locks.
  • Maintain all regulatory inspections, such as safety checks, preventative maintenance, generator logs in an orderly manner to ensure adherence to regulatory compliance, resident safety, and managing liability.
  • Schedule, complete and document inspections, as outlined in the established schedule, such as fire extinguishers, sprinklers, generator, fire panel, and boilers.
  • Schedule vendors/contractors as needed and confirm that work is completed accordingly.
  • Proactively prepare for local, state Department of Public Health and other regulatory agencies to conduct unannounced inspections.
  • Maintain accurate supply records to best manage finances, maintain efficient operations, and ensure resident satisfaction.
  • Order housekeeping and toiletry supplies, including laundry detergent, oil and propane, as well as an appropriate inventory of spare parts.
  • Order and change filters on all air conditioning and fan coil units.
  • Light sweeping, mopping, vacuuming, cleaning, sanitizing and trash removal, as needed.
  • Refinish floors (strip, seal and wax), as well as deep cleans carpets.
  • Assist residents by carefully managing, transporting, and inventorying personal belongings and prior approved furniture during move-in and move-out process.
  • Commitment to maintaining a safe and high-quality environment.
  • Be an active member of the Employee Safety Committee.
  • Check all fire doors to ensure they are in proper working order.
  • Regular building and property walkthroughs to proactively identify small issues that need repair, mitigate liability risks, and ensure adherence to local safety standards and building codes.
  • Clear snow from doorways, ramp, porch, and walkways, as well as proactively identify icy conditions and put down sand or salt before, if appropriate, and after contractor does snow removal.
  • Be available to work maintenance emergency shifts, when applicable.
  • Perform other related duties as required and/or assigned.
