The Maintenance Supervisor oversees hotel maintenance, energy usage and many of the hotel’s safety and security programs. Hotel areas maintained under the direction of the chief engineer include public areas, guest rooms, support areas, machinery, equipment, and grounds. The primary function is to supervise the maintenance of the hotel so that there are no additional expenses or loss of business resulting from deferred maintenance. This role requires reviewing and being knowledgeable of information contained on circulate management reports, implementing and adhering to all Company purchasing procedures and controls, and protecting the Company’s financial assets. The engineer must be knowledgeable on the safe use of tools, chemicals, supplies, and related materials, using them safely and according to instructions, and using hotel supplies and materials efficiently. Promptly reporting and correcting maintenance deficiencies that may have a negative effect on guest comfort and/or operating expenses, as well as risks to guest, visitor, and employee safety, security, and health to the General Manager is crucial. The role involves coordinating access to guestrooms and timeliness of guestroom maintenance with housekeeping and front office departments, being knowledgeable of hotel features, amenities, and services, and adhering to all company policies and procedures. Participation in job-oriented continuing education programs is expected. The engineer will implement and monitor a formal, documented ongoing preventative maintenance program for all hotel’s major equipment and machinery, as well as for all hotel guestrooms. Representing the hotel with enthusiasm, professionalism, and a businesslike appearance and demeanor to all hotel guests, clients, prospective clients, and agents, as well as to the community, is essential. Adherence to all laws and regulations regarding workplace safety and health, educating employees on such laws and regulations, and actively promoting their adherence are also key responsibilities. Specific responsibilities include completing and posting daily work checklists and special project checklists, conducting daily tours of all hotel facilities to discover and correct maintenance deficiencies, conditions that negatively affect guest experience, and conditions that risk the security, safety, or health of the hotel, guests, or other visitors. This includes, but is not limited to, trash disposal in public areas. The role involves reporting and investigating losses of company assets, tactfully and professionally handling special guest situations and problems, and reporting guest comments to the general manager and the front desk staff. Responding to written and verbal work orders originating from the front desk, housekeeping staff, and management is required. Delivering requested items to guestrooms, such as bedding, pillows, cribs, rollaway beds, towels, light bulbs, and supplies when requested by the supervisor or front desk staff, and reporting the status of maintenance assignments to the front desk, housekeeping, and management are also part of the duties. The engineer will repair and clean mechanical equipment, perform preventative maintenance on mechanical equipment, and complete special projects, including but not limited to, painting, refinishing, plumbing, flooring, wall treatments, landscaping, demolition, construction, electrical, carpentry, refrigeration, and other projects. Repairing and cleaning furniture, fixtures, and equipment in the hotel’s guest rooms, public areas, storerooms, offices, workshops, support areas, garage, and outdoor areas is expected. Securing guestrooms, storerooms, mechanical rooms, and work areas, as well as hotel equipment and supplies, is also a responsibility. Maintaining comprehensive records on guestroom maintenance and preventive maintenance, and completing other assignments and performing other duties as directed by management are final duties. Annual performance evaluations are subjected to contributions of measurable value to hotel metrics and goals.
