About The Position

Civitas Senior Living is seeking a seasoned Maintenance Director with a proven track record in property management to join their mission-driven team. As the Maintenance Director, you will be responsible for overseeing the community's physical environment, ensuring optimal condition of the facility, grounds, and parking areas. This role involves managing resident work orders, performing various repairs and maintenance tasks, coordinating with vendors, and implementing a preventive maintenance plan. The ideal candidate will possess expertise in painting, drywall repair, and equipment troubleshooting, along with a strong understanding of chemical safety and emergency response. A professional and positive attitude is essential for fostering a sense of community.

Requirements

  • At least 1 year as a Maintenance Director, preferably in senior living or multifamily property management.
  • Expertise in painting, drywall repair, and use of standard power tools.
  • Understanding of proper usage, storage, and disposal of various chemicals.
  • Ability to move quickly and remain calm in emergencies.
  • A careful and cautious approach to work, with timely completion of tasks.
  • Ability to stand for extended periods.
  • Residency within the State that this Community/Location operates in.

  • Experience in senior living or multifamily property management.

Responsibilities

  • Conduct daily walkthroughs of the entire residence, grounds, and parking areas, ensuring optimal condition.
  • Review resident work order logs daily, complete tasks as assigned, and provide efficient solutions.
  • Paint interior walls with precision, repair and texture drywall, showcasing attention to detail.
  • Troubleshoot and repair various equipment, utilizing technical know-how.
  • Collaborate with the Executive Director in maintaining expenses for parts, reviewing costs, and completing bid proposals.
  • Manage and supervise work performed by outside contractors/vendors, ensuring alignment with quality standards.
  • Execute a comprehensive preventative maintenance plan, based on residence-specific schedules.
  • Accurately maintain records of repairs, preventative maintenance, warranties, and inspections.
  • Exhibit a professional, positive, and helpful attitude, fostering a sense of community.
