About The Position

The Apartment Maintenance Technician is responsible for maintaining the overall condition and cleanliness of the maintenance shop and residential property. This role involves executing and documenting preventive maintenance programs, ensuring property appearance and curb appeal, completing work orders and turnover maintenance, and responding to emergency calls. The technician will also manage maintenance equipment, supplies, and inventory, adhering to cost controls and procurement guidelines. A key aspect of the role is ensuring resident satisfaction through courteous and timely responses to their needs, and contributing to a team environment. The position may require attending community activities outside of normal business hours and participating in disaster relief efforts. The technician must also conduct routine inspections to maintain standards and mitigate risk, operate equipment safely, and be knowledgeable of emergency procedures. Producing a required volume of work through planning and organization, and adhering to company policies, attendance, grooming, and dress code standards are also essential.

Requirements

2+ years of maintenance experience is preferred.
Attention to detail.
Customer focused.
Ability to perform job duties in a fast-paced environment.
General computer experience preferred.
Current and valid driver’s license with safe driving record required.

Nice To Haves

CPO, HVAC, EPA certification is desired, or the ability to obtain certification based on property requirements.

Responsibilities

Maintaining the overall condition and cleanliness of the maintenance shop and residential property.
Executing and documenting the preventive maintenance program for resident units, common areas, hallways, garages, grounds, pool, clubhouse, and equipment.
Maintaining property appearance, snow removal (including shoveling, salting, sanding, and ice removal), and upkeep/curb appeal.
Completing work orders and turnover maintenance needs on a timely basis.
Providing quick response to emergency after-hour calls as necessary.
Responsible for proper use and safeguarding of all maintenance equipment and supplies, and adheres to cost controls to reduce expenses and waste.
Following CSM procurement guidelines and applying good business judgment when purchasing supplies.
Maintaining maintenance budget and adhering to purchase card guidelines.
Maintaining accountability for all necessary inventory, supplies, tools and equipment.
Ensuring resident satisfaction by adhering to maintenance service and loss-prevention standards including preventative maintenance.
Ensuring that residents’ needs are responded to in a courteous, friendly and timely manner.
Working as a team player in meeting resident needs, and actively contributing to the efforts of other areas when necessary.
Mitigating risk by conducting routine inspections of community property and grounds, to maintain standards per CSM, local, state and federal regulations including AWAIR program.
Operating all equipment following safe and proper procedures.
Following all CSM procedures for resident/associate incidents.
Being knowledgeable of property emergency procedures.
Assisting as needed in any natural/catastrophic disaster.
Ensuring a clean and safe work environment, and following all CSM procedures for resident/employee incidents.
Producing required volume of work by planning, organizing and prioritizing work duties.
Adhering to CSM attendance policy, grooming/appearance/dress code standards, and general work rules and department procedures.
Attending all required meetings.
Adhering to all CSM Standard Operating Procedures and Fair Housing laws.
