About The Position

The Maintenance Director is responsible for keeping residents safe and comfortable by ensuring the physical plant, furniture, fixtures and equipment (FF&E), and grounds are maintained in excellent condition. The role plans, organizes, schedules, and staffs a broad range of Maintenance Department activities. The annual salary range is $82,000–$86,000.

Requirements

• A technical degree from a two-year college or vocational school, five years of related experience and/or training, or an equivalent combination of education and experience.
• Working knowledge of basic plumbing, electrical, and heating/air-conditioning mechanical equipment and systems.
• Two years of supervisory experience.

Responsibilities

• Inspect the facility and equipment to determine service needs, the extent of work required, and the equipment needed.
• Perform needed work and repairs within the scope of normal practice.
• Assign workers to maintenance, repair, or renovation duties and obtain bids for additional work from outside contractors.
• Follow the preventive maintenance schedule to control costs and maintain preventive maintenance records.
• Purchase building and maintenance supplies, machinery, equipment, and furniture.
• Obtain, review, and evaluate bids from outside contractors as needed.
• Prepare evacuation and emergency procedures.
• Perform maintenance functions inside and outside the facility.
