About The Position

The Maintenance Custodian helps keep Housing Authority of Billings sites clean, safe, and ready for daily operations. Reporting to the Senior Asset Manager, the position combines routine custodial services with light maintenance, unit turnover preparation, and seasonal grounds support. The role is performed onsite, with work between the main office and properties as priorities change. The schedule is Monday through Friday, 8:00 AM to 4:30 PM. The hourly pay is $18.00.

Requirements

High school diploma or equivalent.
Valid Montana driver’s license and ability to meet insurance requirements.
Acceptable criminal background check.
Proven ability to use hand and power tools.
General custodial and maintenance experience, including groundskeeping and snow/ice removal.
Experience with vehicle maintenance and preventative care.
Familiarity with HQS/NSPIRE inspection procedures.
Strong attention to detail and critical-thinking skills.
Time-management and scheduling skills.
Professional written and verbal communication skills, including email, reports, and memoranda.
Conflict-resolution skills.
Manual dexterity and ability to lift up to 100 lbs.

Responsibilities

Clean and restock offices, public areas, restrooms, shops and garages, and common spaces.
Support move-out and move-in readiness.
Pick up trash and debris, weed, and remove snow and ice.
Complete basic repairs and assigned projects, including screen fixes, graffiti removal, and repainting.
Coordinate access and work with staff and vendors.
Keep tools, work areas, and the assigned vehicle organized.
Perform vehicle maintenance and preventative care, including oil changes, tire rotations, and minor repairs.
Complete HQS/NSPIRE-related inspection tasks when assigned.
Document completed work and confirm readiness for the next day.
