About The Position

Under the general direction of the Maintenance Director, the Maintenance Assistant is responsible for maintaining and caring for the physical facility, including the building and grounds. The role covers preventative maintenance, repairs, inspections, routine janitorial work, and responding to daily maintenance requests. The employee remains on call 24 hours a day for emergency maintenance needs and performs other duties as assigned. The position is located in Kansas City, Missouri. It requires basic knowledge of plumbing, electrical, heating and cooling, and general repair work, along with reliability, communication skills, computer knowledge, and compassion for older adults. Physical demands include regularly standing, talking, bending, stretching, pushing or pulling, and lifting items.

Requirements

Self-starter willing to be trained and learn on the job.
Reliable transportation.
Excellent communication skills and compassion for older adults.
Basic knowledge of plumbing, electrical, heating and cooling, and general repair skills.
Motivated, self-starting, and task-oriented.
Computer knowledge.

Responsibilities

Ensure all aspects of the building are in a good state of repair.
Respond to maintenance requests on a daily basis.
Maintain a Unit Maintenance Log for each apartment.
Monitor and maintain the Building Inspection Schedule, including the preventative maintenance program and required system inspections.
Remain on call 24 hours a day for emergency maintenance needs.
Perform routine janitorial duties to keep the building and grounds clean and neat.
Perform snow removal and landscaping not handled by outside contractors.
Perform mandatory annual unit inspections and complete the required documentation.
Order maintenance supplies and monitor inventory.
Maintain the dumpster area and monitor trash pickup.
Perform welcome orientation with new residents.
Perform other duties as assigned.
