About The Position

The Maintenance Assistant maintains the day-to-day operations and physical assets of the property under the direction of the Maintenance Director. The role includes completing work orders, preparing vacant apartments, supporting cost-effective operations and inventory control, performing preventive maintenance, providing scheduled 24-hour emergency maintenance service, and completing grounds work. The position offers room for advancement.

Requirements

Know how to paint.
Less than high school education; or up to one year of related experience or training; or an equivalent combination of education and experience.
Ability to read and comprehend simple instructions, short correspondence, and memos.
Ability to write simple correspondence.
Ability to effectively present information in one-on-one and small-group situations to customers, clients, and other employees.
Ability to apply common-sense understanding to carry out detailed but uninvolved written or oral instructions.
Meet requirements of local and state regulating bodies, as applicable.

Nice To Haves

HVAC skills preferred.

Responsibilities

Complete assigned work order requests.
Complete the make-ready process for vacant apartments as directed by the Maintenance Director.
Work within established expense limits.
Maintain inventory controls to support cost-effective operations.
Schedule and complete the Preventative Maintenance Program.
Provide 24-hour emergency maintenance service as scheduled.
Complete grounds work as directed by the Maintenance Director, including picking up trash, sweeping curb and dumpster areas, and maintaining landscaping beds and other areas.
Handle special projects and other responsibilities as determined.
