Reporting to the Maintenance Manager, the Maintenance Assistant Level III performs a variety of advanced maintenance duties related to buildings, grounds, and equipment such as electrical, plumbing, carpentry, and painting. All duties and responsibilities are carried out in alignment with Optima Living’s mission, vision, and values, promoting person-centered care by respecting the uniqueness, dignity, and self-determination of residents to promote maximum personal and functional independence. These duties are performed within the framework of established organizational policies and procedures, industry best practices, while adhering to applicable regulations and standards.

Requirements

  • Completion of Grade 12 or equivalent education is required.
  • Minimum two (2) years recent related experience or an equivalent combination of education training and experience in basic plumbing, electricity, building repairs and carpentry.
  • Maintains a valid driver’s license.
  • Ability to communicate professionally and maintain respectful relationships with residents, team members, contractors, volunteers and visitors.
  • Strong interpersonal and communication skills, both oral and written.
  • Demonstrates the ability to effectively organize, prioritize and problem solve.
  • Ability to work independently and in cooperation with others.
  • Ability to manage and resolve difficult and challenging situations effectively and respectfully.
  • Physical and mental ability to carry out the duties of the position including adherence to provincial health legislation.
  • Ability to properly operate and maintain cleaning and maintenance equipment.
  • Computer literacy skills required.
  • Flexibility to work a variety of shifts and respond to on-call duties during off-hours.

Nice To Haves

  • Experience in a residential care or mental health environment is an asset.
  • Skilled in building repairs, painting and finishes, safety procedures, property maintenance, plumbing, heating and air conditioning is an asset.
  • CPR and First Aid certification is an asset.
  • Valid Pool Operator Certificate is an asset as applicable.

Responsibilities

  • Performs general and complex repairs, renovations, and upgrades with minimal disruption to residents and team members.
  • Assembles, repairs, and installs a wide range of fixtures and furnishings such as pictures, drapery tracks, and baseboards.
  • Performs detailed painting and finishing work across all areas that require attention.
  • Conducts comprehensive maintenance on equipment, including diagnostics and part replacement.
  • Ensures that comprehensive equipment maintenance is conducted and paperwork is documented.
  • Troubleshoots and repairs electrical systems and components such as switches, plugs, sockets, and receptacles.
  • Handles advanced plumbing repairs and maintenance such as unclogging sewer lines and fixing flush tank mechanisms and faucets.
  • Assists the Maintenance Manager in overseeing contractor support and ensures project readiness.
  • Assists the Maintenance Manager in managing equipment lifecycle and coordinate repairs or replacements. (including vehicles).
  • Assists the Maintenance Manager in managing equipment lifecycle and coordinate repairs or replacements.
  • Assists the Maintenance Manager in leading safety audits and implementation of hazard mitigation strategies.
  • Assists the Maintenance Manager in managing the upkeep of building exterior, grounds, and specialized areas (e.g., aquatic pool)
  • Assists the Maintenance Manager in overseeing the inventory management and procurement planning.
  • Assists the Maintenance Manager in optimizing waste management processes and coordinate with vendors.
  • Assists the Maintenance Manager in coordinating snow removal operations and ensure compliance.
  • Assists the Maintenance Manager in managing on site chemical testing as applicable.
  • Assists the Maintenance Manager in maintaining the preventive maintenance program which includes all reporting and audit documentation as per regulations and standards.
  • Assists the Maintenance Manager in the input/coordinating of capital improvements.
  • Monitors and maintains the aquatic pool as applicable.
  • Ensures a safe and sanitary environment for team members and residents through adherence to organizational standards and protocols.
  • Promptly reports unsafe conditions, incidents, or concerns to supervisor, General Manager or Health & Safety Committee.
  • Responds promptly during emergency codes in alignment with organizational standards and protocols.
  • Contributes to quality improvement initiatives by sharing ideas and providing feedback.
  • Demonstrates knowledge of and compliance with Occupational Health and Safety regulations.
  • Ensures adherence to infection control policies and procedures through regular audits, observations, and investigations.
  • Maintains strict confidentiality of resident medical and personal information in accordance with privacy legislation.
  • Completes orientation upon hire and annual mandatory education as assigned.
  • Supports new team members through their orientation process.
  • Respects and upholds the Resident Bill of Rights and the Assisted Living Rights of Residents (BC only).
  • Participates in team meetings and stays informed on relevant internal communications.
  • Performs other duties as required to support operational needs.
