About The Position

The Maintenance Technician at The Herrick House plays a vital role in ensuring the facility operates smoothly and meets the needs of both residents and staff. This position involves performing routine and emergency maintenance, managing building systems, and maintaining the physical appearance and safety of the grounds and building. The maintenance technician will be responsible for preventive maintenance, handling repairs, ensuring compliance with safety regulations, and working with outside contractors when needed. The position requires availability 24/7 via pager or cellular phone for emergencies, as scheduled.

Requirements

  • High school diploma or equivalent
  • Prior experience in maintenance, particularly in healthcare, senior living, or similar settings.
  • Strong knowledge of building systems, including electrical, plumbing, HVAC, and safety systems.
  • Ability to troubleshoot and repair mechanical and electrical issues effectively.
  • Excellent problem-solving skills with attention to detail.
  • Strong communication skills, with the ability to interact professionally with residents, staff, and visitors.
  • Ability to work independently, manage time effectively, and collaborate with a team.
  • Availability 24/7 via pager or cellular phone for emergencies, as scheduled.

Nice To Haves

  • Vocational training or certifications in maintenance, HVAC, plumbing, or related fields preferred.

Responsibilities

  • Perform inspections of building systems, including HVAC, plumbing, electrical, and lighting to ensure proper functioning.
  • Complete scheduled preventative maintenance tasks such as replacing air filters, inspecting lighting systems, testing alarms, and maintaining proper documentation.
  • Repair or replace broken fixtures, plumbing, electrical systems, or appliances as necessary.
  • Handle basic carpentry, painting, drywall repair, and other maintenance tasks to maintain the facility’s aesthetic condition.
  • Conduct monthly inventories of supplies and maintain par levels.
  • Respond promptly to emergency maintenance requests, including plumbing leaks, electrical outages, HVAC malfunctions, and other urgent issues affecting resident safety.
  • Address safety concerns such as broken locks, non-functioning smoke detectors, and malfunctioning equipment.
  • Ensure that all systems are functioning properly through regular inspections and maintenance.
  • Troubleshoot and resolve issues with heating, cooling, plumbing, or electrical systems.
  • Conduct regular inspections of fire alarms, emergency lighting, and other safety systems to ensure compliance with safety codes and regulations.
  • Maintain the cleanliness and functionality of facility common areas.
  • Ensure all equipment, including kitchen appliances and laundry machines are operating safely and efficiently.
  • Adhere to safety regulations and codes, reporting any potential hazards to the Director of Environmental Services.
  • Ensure the facility remains compliant with local, state, and federal regulations, including fire safety, OSHA standards, and other applicable requirements.
  • Perform hazard, safety, and OSHA compliance inspections twice a year and maintain documentation.
  • Maintain the inventory of maintenance tools, supplies, and materials to ensure that all necessary items are available.
  • Work closely with the Director of Environmental Services to ensure that all vendors perform required preventative maintenance on contracted equipment and maintain accurate records.
  • Report completed work, maintenance issues, and unresolved problems to the Director of Environmental Services.
  • Collaborate with the Director of Environmental Services on fire drills, safety inspections, and compliance with regulations.
  • Perform apartment renovations after residents move out, including tasks such as painting, plumbing, and kitchenette/bathroom replacements.
  • Assist with internal resident moves as needed.
  • Complete resident service requests within 24 hours.
  • Maintain seasonal decorations and assist with storage as directed.
