About The Position

The Outside Loan Officer’s primary role is to source, qualify and originate mortgage loans by working primarily outside the Company’s offices to solicit and obtain business from referral sources such as realtors, builders, financial service providers and others as well as borrowers directly. This role requires compliance with outside sales and reporting obligations, duties, requirements and guidelines, and producing loans according to targets set by management. The Loan Officer must uphold the integrity of the brand, be familiar with originating loans, properly qualify consumers, and issue pre-approvals according to guidelines. Key duties include monitoring the loan pipeline through Lenders Office, monitoring productivity via reporting tools, and ensuring compliance with all government and regulatory requirements. The Loan Officer determines their own hours of work and is not required to work any specific number of hours per week; work is at their discretion. Responsibilities include taking information from prospective borrowers, completing loan applications, setting yearly goals, attending meetings with management, educating borrowers, and communicating regularly with borrowers, listing brokers, and selling brokers. The role involves analyzing prospective borrowers' income and debt to pre-qualify them and determine the maximum mortgage amount they can afford. The Loan Officer will educate borrowers on the home buying and financing process, advise on different loan products, and demonstrate how closing costs and monthly payments vary. Maintaining regular contact with borrowers, realtors, and the Company from application to closing is crucial, as is collecting financial information and other required documents. The role may also involve ordering credit reports, determining if a property is in a flood area, and attending closings if requested. Compensation is governed by a Loan Officer Compensation Agreement, and adherence to the Company handbook is mandatory. Other duties may be assigned.

Requirements

  • Able to comply with the policies and procedures outlined in the Company Handbook
  • Must have a current license through NMLS and be in good standing
  • Knowledge of Freddie Mac (FHLMC), Fannie Mae (FNMA), FHA, and VA
  • Two (2) years prior mortgage or mortgage banking experience
  • Ability to deliver effective results and to meet deadlines
  • History of exceeding sales goals
  • Reliable transportation, valid driver’s license and current automotive insurance
  • Sound judgment and decision-making skills
  • Ability to work under pressure and meet deadlines with minimal supervision
  • Excellent phone and service skills
  • Develop and maintain relationships within the real estate community
  • Timely communication and response times according to department standards

  • Educate the prospective borrower in the home buying and financing process, advising the borrower about the different types of loan products available and demonstrating how closing costs and monthly payments could vary under each product.
  • Maintain regular contact with the borrower, realtors and the Company between the time of the application and closing to apprise them of the status of the application and gather any addition information.
  • Collect financial information (tax returns, bank statements) and other related documents that are part of the application process.
  • Order in file credit report, when required by the Company.
  • Determine whether the property is in a flood area, where required by the Company.
  • Attend the closing of the mortgage loan, if requested by the company.
  • Under no circumstances shall the Loan Officer be compensated greater than the amount negotiated in the Loan Officer Compensation Agreement.
  • Able to comply with the policies and procedures outlined in the Company handbook.
  • Perform other duties as assigned.
