About The Position

We are seeking an experienced, hands-on Live-In Building Manager to oversee the day-to-day operations, maintenance, and resident service of a well-maintained residential property in South Vancouver. This is an excellent opportunity for someone who takes pride in their building, enjoys developing strong relationships with residents and service providers, and is comfortable taking ownership of the day-to-day operation of a residential property. The successful candidate will reside on site in South Vancouver in a two-bedroom condominium within the property, with a portion of the rent subsidized by the employer for the duration of employment in the role.

Requirements

  • Strong working knowledge of residential building maintenance and mechanical systems.
  • Demonstrated experience managing vendor relationships and coordinating service contracts.
  • Ability to perform minor repairs and identify when specialized trades are required.
  • Experience coordinating, hiring, and supervising contractors and service providers.
  • Proficiency with property management, access control, and security systems (e.g., Buildium, Enterphone, Keyscan, Avigilon, or comparable systems).
  • Excellent customer service, communication, organization, and problem-solving skills.
  • Ability to prioritize multiple tasks, work independently, and respond effectively to emergencies.
  • Strong attention to detail and a proactive approach to preventative maintenance and building operations.
  • Willingness and ability to reside on-site in the provided caretaker accommodation.

Responsibilities

  • Oversee all vendor accounts for the property, acting as the primary contact for contractors and service providers.
  • Ensure appropriate service contracts are in place and up to date for building systems, including HVAC, elevators, fire/life safety, landscaping, and cleaning.
  • Source, hire, schedule, and supervise contractors and qualified trades for appliance repairs, plumbing, electrical, HVAC, and major building repairs.
  • Track contract renewal dates, service visit schedules, and vendor performance, flagging issues or renewals to the Property Manager.
  • Assist with maintenance planning, budgeting, and operating expense requirements for the building.
  • Perform daily building inspections and minor to intermediate maintenance and repairs, including basic plumbing, electrical, furniture repairs, and HVAC filter replacement.
  • Plan, track, and coordinate monthly, quarterly, and annual preventative maintenance for units and common areas, including fire testing, HVAC, elevators, and window cleaning.
  • Maintain a safe, clean, and well-functioning environment for residents, visitors, and any commercial tenants.
  • Respond to building emergencies and provide after-hours/on-call support as required.
  • Serve as the on-site go-to contact for tenants on all building-related matters, responding promptly to inquiries, maintenance requests, and concerns with a high level of customer service.
  • Prepare furnished and unfurnished units for move-ins, and assist with move-in/move-out inspections and apartment showings.
  • Prepare and distribute building notices and tenant communications through appropriate channels, including email and common-area postings.
  • Assist with the interpretation and application of the Residential Tenancy Act, strata bylaws (if applicable), and building rules and regulations.
  • Manage building keys, access fobs, parking spaces, storage lockers, and bicycle lockers.
  • Operate and maintain access control, intercom, and CCTV/security systems, including retrieving security footage when required.
  • Maintain accurate maintenance, vendor, access, and building records using property management systems such as Buildium.
  • Perform other building operations and administrative duties as assigned.
