About The Position

Arboreal Management is a rapidly expanding affordable housing operator in the Pacific Northwest, dedicated to providing below-market rents for residents while achieving strong investor returns. They leverage innovative operations, technology, and skilled personnel to preserve and increase affordable housing options. The company's team includes on-site property staff, U.S.-based leadership, and an international support organization through Tagumpay, their Philippines-based operations team. The LIHTC Compliance Associate will be responsible for supporting various affordable housing programs, including LIHTC, HUD programs, Project-Based Voucher (PBV) programs, state and local affordable housing requirements, and income-restricted housing programs. This role involves close collaboration with property managers, leasing teams, compliance specialists, and asset managers to ensure accurate resident certifications and property compliance. The ideal candidate will have prior experience in reviewing income certifications, determining household eligibility, auditing files, and understanding affordable housing regulations.

Requirements

  • 2+ years supporting affordable housing compliance for U.S. properties
  • Experience with LIHTC certifications and recertifications
  • Strong understanding of household income calculations
  • Experience reviewing resident documentation
  • Excellent written and spoken English
  • Advanced attention to detail
  • Strong Excel and Microsoft Office skills

Nice To Haves

  • 3+ years of LIHTC compliance experience
  • HCCP, COS, TCS, or equivalent affordable housing certification
  • Experience with HUD, PBV, HOME, or Section 8 programs
  • Experience supporting U.S.-based property management companies
  • Experience working night shift or U.S. business hours

Responsibilities

  • Review initial certifications and annual recertifications
  • Verify income calculations and household eligibility
  • Audit resident files for completeness and accuracy
  • Review supporting documentation including paystubs, benefit statements, tax returns, and third-party verifications
  • Track upcoming recertifications and compliance deadlines
  • Monitor compliance reports and resolve deficiencies
  • Assist with state agency and investor audits
  • Support responses to compliance findings
  • Maintain accurate digital compliance records
  • Prepare compliance tracking reports
  • Ensure required documentation is complete and properly retained
  • Assist with reporting requirements for investors and housing agencies
  • Provide guidance to leasing and property management teams
  • Answer questions regarding income calculations and eligibility requirements
  • Assist with policy and procedure documentation
  • Participate in compliance training initiatives
