About The Position

LMS Investment Management is seeking a high-energy, results-driven Sales & Marketing Specialist for a brand new community. This is a performance-based leasing position for someone who is motivated by occupancy goals, conversion ratios, and building momentum. The role requires treating leasing like a sales business, focusing on driving occupancy and revenue, delivering high-impact tours, managing the sales pipeline, marketing the community, and ensuring operational excellence.

Requirements

Prior multifamily leasing experience required.
Strong closing and follow-up skills.
Proficient in Microsoft Office.
Ability to walk the property daily (including stairs) and lift up to 40 lbs.

Nice To Haves

Yardi Voyager experience preferred.

Responsibilities

Proactively convert leads into signed leases through relationship-based, consultative sales.
Follow up relentlessly and professionally — no lead left behind.
Own your traffic, conversion ratios, and closing numbers.
Create urgency and excitement during tours.
Overcome objections confidently and ethically.
Ask for the lease.
Respond immediately to online, phone, and walk-in leads.
Track traffic, follow-up, and closing metrics in Yardi.
Maintain strong renewal relationships to minimize vacancy loss.
Conduct outreach marketing to local businesses and referral sources.
Support social media efforts to generate buzz and visibility.
Stay informed on market comps and pricing strategies.
Prepare and maintain accurate lease files.
Walk vacant units daily to ensure show-ready presentation.
Assist with inspections, resident concerns, and administrative duties as needed.
