About The Position

The overall objective of the Leasing Consultant position is to maintain a high physical occupancy by focusing their efforts on the attraction and retention of qualified residents to his or her community. Responsible for leasing, marketing and maintaining positive resident relations.

Requirements

  • 3+ years of multifamily property management experience, including regional or multi-site oversight
  • Familiar with Entrata and EliseAI preferred

Responsibilities

  • General office duties including assisting in lease transactions by typing leases, gathering applicant history and credit approvals, and providing general clerical assistance to the community office (i.e., answer telephone, writing work orders, typing and filing).
  • Community Leasing: Greet prospects, determine needs, complete guest cards, tour property, highlight amenities, and close the sale. Process applications for approval, type leases and applicable addendums, and ensure apartments are ready for move-in. Follow up on prospects, update Weekly Activity Status Report, and secure new resident signatures. Review and orient new residents to community rules, regulations, and policies. Monitor renewals and distribute/follow-up on them daily. Write and distribute resident notices as needed.
  • Resident Relations: Listen respectfully to resident requests, complaints, and comments. Respond accordingly to rectify situations after discussing with the Property Manager when required. Ensure consistency with residents on all matters and enforce community policies.
  • Community Marketing: Update websites with current availability and pricing. Place daily ads on online advertising mediums. Distribute resident flyers promoting referral fees and community events/promotions. Assist in placing, removing, and updating marketing materials around the property and other locations. Distribute newsletters, flyers, and pamphlets. Shop competitors monthly and keep updated market surveys. Suggest specials and/or pricing modifications based on market surveys to stay competitive.
  • Assist in special projects or activities as required.
