About The Position

Brookfield Properties is seeking a Leasing Manager to lead the day-to-day activities of the leasing staff and perform functions related to the leasing of the apartment community. This role is responsible for motivating, developing, and supporting the leasing team, and is typically associated with complex apartment communities. The Leasing Manager plays a key role in maintaining high and stable property occupancy.

Requirements

  • 1-2 Years: Supervisory experience - Required
  • 3-4 Years: Sales or leasing experience - Required

Responsibilities

  • Meets with prospective residents, identifies their housing needs, interviews them to determine eligibility, shows vacant and model suites and property amenities, quotes rental rates and promotions, and pursues rental status. Collects application, security deposit, and rental funds. Completes applicant screening and prepares correspondence. Maintains social media activities and strives to increase engagement.
  • Prepares leases and related addendums. Maintains lease records and files. Manages the property waiting list and updates various records and reports in accordance with policies, affordable housing programs, and HUD/Agency regulations.
  • Ensures accuracy of leasing data entered into property software by all leasing employees. Reviews move-in files for completion and accuracy. Processes and inspects weekly occupancy reports and ensures all traffic data is entered. Reviews and critiques weekly call source recordings and works with Leasing Consultants to increase effectiveness. Prepares an analysis of call source for property management. Reviews all leasing employee files prior to move-ins and after.
  • Ensures the leasing office, models, and target apartments are presentable. Oversees leasing personnel in their interactions with prospective residents, including needs identification, eligibility interviews, property tours, and follow-up. Monitors and makes pricing recommendations weekly. Visits competitor properties to understand their product, marketing, and sales techniques.
  • Ensures apartments are ready for occupancy by inspecting, placing move-in products, and performing last-minute touches. Distributes keys, move-in packages, safety videos, and other appropriate paperwork at lease signing.
  • Trains new leasing employees on property and daily office functions, ensuring adherence to all policies and procedures.
  • Monitors closing ratios of the leasing team. Monitors property occupancy and strategizes with the leasing team to meet budgeted goals.
  • Assists with resident retention by providing ongoing customer service after move-in. Processes work order requests, handles package collection, assists with daily property operations, and contributes to resident satisfaction.
