About The Position

Osmow’s is seeking a Leasing and Franchising Specialist or Law Clerk/Sr. Law Clerk to join their legal team. The successful candidate will work with the Senior Leasing Specialist, Associate Counsel, and Chief Legal Officer. Requirements

  • Law Clerk certificate/diploma or equivalent experience
  • A minimum of 2 years’ experience as a Leasing or Franchising Law Clerk or similar role
  • A solid understanding of current legal terminology and of federal and provincial statutes and procedures relevant to area(s) of practice
  • Ability to multi-task, prioritize and meet deadlines
  • Excellent organizational, interpersonal, and communication skills
  • Excellent multi-tasking abilities
  • Excellent oral, written and proofreading skills, with meticulous attention to detail
  • Ability to demonstrate discretion and confidentiality
  • Ability to interpret, review and draft legal documents.

Nice To Haves

  • Ability to manage PPSA and Hypothec registrations and discharges is an asset

Responsibilities

  • Perform a variety of legal and technical duties in the relevant practice area(s);
  • Ensure timely preparation and updating of documents and related matters in relevant practice area(s) including Franchise Disclosure Documents (including Lease Summaries), SMC and the related Franchise documents and follow up as needed to ensure they are fully executed;
  • Prepare, review and negotiate commercial Offers to Lease and ensuing leases (for the tenant), extensions, assignments, subleases, assignments and surrenders;
  • Ensure franchisee compliance with brand standards and operational requirements;
  • Support with Franchise renewals and transfers;
  • Ensure timely responses to inquiries or requests for additional information from stakeholders including Landlords and other departments;
  • Review, communicate and resolve a variety of Lease-related matters (for example: renewals/extensions, review of Additional Rent reconciliation, Estoppels);
  • Coordinate with other departments to ensure all documents and payments are received in a timely manner;
  • Enter and maintain lease and franchise related information in database;
  • Maintain an electronic filing system to keep all matters updated and current;
  • Provide support in the administration, creation and maintenance of documents, policies, processes, templates etc.
  • Ability to manage PPSA and Hypothec registrations and discharges is an asset;
  • Other related projects and duties as assigned.
