About The Position

The Leasing Consultant plays a pivotal role in driving occupancy and revenue growth by effectively marketing and leasing residential properties to prospective tenants. This position requires building strong relationships with potential renters, understanding their needs, and guiding them through the leasing process to ensure a seamless and positive experience. The Leasing Consultant is responsible for showcasing available units, explaining lease terms, and facilitating lease agreements while maintaining compliance with all relevant laws and company policies. Additionally, this role involves collaborating closely with property management and maintenance teams to address tenant inquiries and ensure high levels of resident satisfaction. Ultimately, the Leasing Consultant contributes to the overall success of the property by maximizing lease conversions and fostering a welcoming community environment.

Requirements

  • High school diploma or equivalent.
  • Previous experience in leasing, sales, or customer service, preferably within the real estate or property management industry.
  • Strong communication and interpersonal skills.
  • Basic computer proficiency, including experience with property management software and Microsoft Office.
  • Ability to work flexible hours, including weekends and evenings as needed.
  • Strong communication and interpersonal skills daily to connect with prospective tenants and understand their housing needs, ensuring a personalized leasing experience.
  • Sales and negotiation skills are essential for effectively presenting lease terms and closing agreements that benefit both the tenant and the property.
  • Organizational skills are critical for managing multiple leasing applications, maintaining accurate records, and coordinating with other departments to address tenant requests promptly.
  • Proficiency with property management software and general computer skills enable efficient tracking of leasing activities and reporting.
  • Knowledge of Fair Housing laws and ethical leasing practices ensures compliance and fosters trust with tenants and the community.

Nice To Haves

  • Associate’s or Bachelor’s degree in Business, Marketing, Real Estate, or a related field.
  • Certification in leasing or property management (e.g., Certified Apartment Leasing Professional - CALP).
  • Experience working with diverse populations and a commitment to providing inclusive service.
  • Knowledge of Fair Housing laws and local rental regulations.
  • Proven track record of meeting or exceeding leasing goals.

Responsibilities

  • Greet and engage prospective tenants, providing detailed information about available units, amenities, and leasing terms.
  • Conduct property tours and highlight key features to match tenant needs and preferences.
  • Process rental applications, verify applicant information, and prepare lease agreements in accordance with company policies.
  • Maintain accurate records of leasing activities, tenant communications, and occupancy status using property management software.
  • Collaborate with property management and maintenance teams to resolve tenant concerns and ensure timely follow-up.
  • Develop and implement marketing strategies to attract new tenants and retain current residents.
  • Stay informed about local rental market trends and competitor offerings to effectively position the property.
  • Ensure compliance with Fair Housing laws and other relevant regulations throughout the leasing process.
